These apartments are dated, adequate, and clean. With rent prices being what they are, you can live in an updated unit and have better amenities at many other apartments in this area at a similar price point. The neighbors are great and the neighborhood is quiet.The low rating is for the property management staff. The property management staff have turned over quite a bit here, and the new staff are rude and mean. They talked down to me when I asked for clarity on questions I had, and that’s an awful experience especially when my tone was kind and respectful during the entire interaction. I hope they either improve or hire new staff.

I will be straightforward in this review.I rented a 1 bedroom 'efficiency' for the lowest lease rate available. For the price and the rent conditions at the time, it was more than adequate. Dated, certainly, but the apartments are clean, there's no sneaky nonsense fees for 'valet trash', and the neighborhood is mostly quiet. Sometimes you'll hear people knocking about upstairs but that's more a fact of apartment living than a thing to blame on the complex itself. A few minor flaws come with the lack of frills - there's no package room or anything like that and thus we had a few thefts of packages left unattended during the holiday season, the mailboxes are tiny, and the location is somewhat inconvenient if you don't own a car - but generally, it's simple: it's an apartment, it's fairly low-rent, you get what you pay for and they're not interfering busybodies.Maintenance is extremely quick to respond to requests, never really had a problem with them, water is included in the rent (or was when I signed the lease). There's a small bakery and a salon right outside, a CVS a short walk away, that's about it for the immediately accessible, though several restaurants and a grocery store are easy enough to get to as well. The office itself for the rental managers is located in Audubon Lake, another complex owned by them, and it's a short drive but, again, inconvenient if you don't own a car.Quirks of my particular unit: had what I think is a metered/throttled water flow (again, water included in the rent, checks out), and due to insulation the apartment is quite warm in the winter, I was able to keep the heat off all last year save for a couple nights when it dropped well below freezing outside. Not sure if this applies to all units, I could've just had neighbors who had their own heat cranked up to max.Only 'serious' fly in the ointment for me, and the reason this isn't five stars, was lease renewal. Rent dropped severely in the interim so the fact they were offering to renew my lease at nearly $350 a month more than the going rate (and $70 more than my starting rent) for an identical apartment in the same complex was...not ideal. I found they do not negotiate renewal rates. So I'll be moving out soon enough, since at my current rent I can find better apartments for the same price, and the lack of willingness to adjust left enough of a sour taste in my mouth that I won't be renting from the same parent company (currently Ticon Properties). It's a shame corporate policy (or personal, but probably corporate) doesn't allow them to negotiate or adjust renewal rates.Still, overall, not much to beat. Mostly quiet, lower-income neighborhood, no serious trouble, no nonsense about made-up fees or forced opt-ins to media packages: you show up, you pay rent to live here, that's it. If you've got a car and intend to work pretty much anywhere in the Triangle I think you'd enjoy it quite a bit.

DO NOT MOVE HERE!!!! I was set to move in on monday my application was approved and everything . I received a call 3-4 before my move that my application had been "denied" when it was actually cancelled. I was told it was supposed to be approved by corporate and that the person who handled my application was new .... since when do apartment application go through CORPORATE that was a LIE . Then when my family called up there the lady proceeded to lie and say I put I worked at my job for 28 years and that I have no credit .... I'm 21 why would I put I worked at a job BEFORE I WAS BORN and as far as no credit that isn't a VALID reason to deny someone.... I'm TWENTY ONE I have no credit because I DON'T HAVE ANY DEBT ... this would've been my first apartment. Rasheed was a great help during my whole application process... I'm pretty sure the lady I spoke to on the phone was RACIST seeing that she was the one to cancel my application while he wasn't there ( also the annoyance ijn the tone of her voice when I called to speak to him and the way SHE smoke to him HERSELF ) NEW MANAGEMENT NEEDED!!!! I now have wasted $1200... $350 for application fee and security deposit and almost $900 for a rental truck I had JUST purchased before I received a phone call FULL OF LIEEESSSSSSS!!!!! what makes it worse is that she waited until AFTER the security deposit was paid for ... I called all week to confirm my move in date was set in stone.. AGAIN DO NOOOOTTTTT MOOOOVVEEEE HEEERRRREEEE

I love his story and that he has turned his life around. It is great that he works with todays youth through lectures and those in prison. He has the best 5 Flavor Pound cake. My husband is picking one up today. Next time I want to try the Italian Cream cake. We live 30 minutes away, but definitely worth the trip to Durham for this cake.

They raised my rent and charged me double the price and I did not receive notice of it (even though they disputed saying they did). Additionally, they did not give me my security deposit back. When I asked about all these issues they told inconsistent stories. They had all my contact information to reach me to provide me this information, but chose not to contact me. In my opinion, they were very uncooperative and lacked transparency. Be careful. Save yourself the money.

I’ve lived here almost 3 years and it’s been nothing but incredible in all aspects! The leasing office and maintenance team are so helpful and help me out with anything I need. I had a small issue at one point with some flies and they had the pest control guy come out and he was so helpful! I hope to stay here for the foreseeable future! :)

Highly recommend this place. In comparison to other places in the area price wise you really can't beat it. I live in a 1 bedroom & its very spacious. They will probably eventually upgrade the appliances, sinks, & countertops but its for sure the best place i've lived in the area & i've been in the area for over 10 years. The neighborhood is quiet & every seems to be nice & just minding their own business. Location is awesome as well. Only issue is I wish the gym was on-site, but it's still not too far away driving-wise.

We really like the owner's story: from convict to baker to successful business owner. He recently purchased a building on S. Alston Avenue in Durham (the old Halgo deli) and relocated there. We stopped by and got some cupcakes to go after visiting the library across the street. To be honest, the cupcakes and icing our a little too sweet for our tastes, but I know they have fans. At the counter, there was no sign indicating what the cupcakes and cake slices were, so the staff person had to list them for us. There are tables inside but we did not notice any coffee or other options. Maybe that's coming one day, we don't know. PS, we love the cupcake "selfie spot" mural from Darius Quarles, one of our favorite artists.

Beautiful apartments with a quiet neighborhood. Like someone previously stated there are lots of bunnies but I think that should be a plus!
