When Lincoln managed the property there were normal building issues but they were responsive, well staffed and easy to communicate with.Foresight took over ~Sept '23 and the quality of life declined sharply and immediately. The main elevator has not worked for 6 months, management response is consistently "we are working on it". I'm a general contractor, I could've built an entire new elevator shaft in that amount of time.Foresight allows residents to mistreat their pets to the point at which it is normal to see multiple residents a day dragging a clearly miserable animal through the halls as it urinates and defecates etc. They never clean up after themselves. The building is DISGUSTING with pet waste and trash, spilled drinks and vomit Fri-Sun every week with no penalty for residents. Management claims to have fined these residents but even if they have it has in no way changed their behavior (building remains absolutely filthy constantly). There have been multiple instances of homeless people not only breaking into but STAYING in the building. One even urinated in the pool. Instead of doing their job (see photos posted from others); management simply started denying access to the pool deck, grill etc. without notice. When I followed up to ask if amenity hours or access had been changed- I was lied to in writing and told we had full access and hours. The very next day and nearly every day since the same amenities have been closed off.The parking garage has not been securitized in any manner since they took over- same pattern. Non residents enter the building and use amenities regularly. This is obviously beyond inappropriate, illegal and unsafe.Management is clearly understaffed and not responsive. Phones are not answered, emails not answered for weeks at a time. No corporate info to follow up on- this is obviously intentional. When they do respond, its always the same verbiage (some version of "we're trying). I'm in the industry, it simply does not take half a year to field bids and perform repairs. Despite acknowledging in writing that other amenities have been unusable for months with no repair date in sight, they did not respond to my request to drop the amenity fee from my rent in the meantime (its all of $25, (the real cost is baked into the rent), and I simply wanted a sign of good faith).Past or current residents interested in seeking recourse should contact me- I have all of this documented in writing and am beyond upset at the predatory and negligent way in which they've treated me and others despite being a two year resident who communicates politely and always pays their rent on time. I am also contacting the health department- that's how disgusting the building is.Worst of all is management's misleading and dishonest communications (when they do decide to communicate). It is very clear to any thinking person that they are deliberately denying responsibility and abusing residents and are so bold as to lie in writing about it. Shame on y'all.

I’ve lived at this community for 3 years and will continue to renew my lease. Staff is very proactive, solution oriented and communicative about the community and surroundings. Spacious modern floor plans in a convenient location reasonably priced resident events and great customer service.

Visited some friends here at this nicely designed apartment building which seemed to have all the amenities one could want. Gym, business center, pool, pet bathing center, to name a few, and all located along the, " Cedar Springs- Strip", where restaurants, shopping, and night clubs and more are easily accessible on foot, car or bus. Everything you need close to this prime location. Heck, I might just look into moving here myself!Ps. You'll love it here, I'm certain!

Living here for almost 2 years and the new management team is great and super helpful. Quick with solving any issues I’ve had and I love the maintenance team too. Super helpful and fast

Any positive review written in the last month to month and a half was written so residents could enter to win a raffle for some Dallas Maverick tickets. Don't move here and don't trust whatever the staff tells you about their "repairs".

Update: no working elevator for A WEEK now and no accommodations.Very poor conditions. Only one elevator across the entire building that works consistently the others have been down for almost 6 months stairwells have literal solid waste in the walk ways and walls covered in urine. The smell is unbearable. Hot tub never worked garage door broken, freight door broken, if you wanted you grill up a hotdog forget about that because the grill has been broken for months as well.I do however love my unit it’s completely updated and very modern and spacious. No complaints as far as my actual apartment. If they would take better care of literally everything outside of my front door I would love it here.

I had difficulty moving out because the elevators are broken, and the management wouldn't fix them. The freight elevator was broken for 6+ months. The garage gate never worked when I was a tenant. After move-out, I was charged $700 in move out fees including the security deposit when the only thing wrong with my apartment was probably a dirty stove. I wouldn't recommend this apartment to my worst enemy.

worst building I've ever lived in. they claim luxury living and it's everything but luxury. zero security, trash piles throughout the building. broken down ac and mirrors in gym, broken down elevatos, ramped drug use throughout. staff is completely incompetent and they will not hesitate to lie to your face. If you value you hard earned money, safety and health stay as far way as you can from this place.

I had a great experience living there for the past year and would highly recommend Paige to help you start your leasing process! Any issues I had were always quickly resolved through front desk/management.

This went from my favorite place I’ve ever lived to the by far the worst especially given then money I was paying. Just count the empty apartments on their website - there is over 60 available. That should tell you all you need to know. There’s plenty of other apartments in the area at a comparable price.

Its a great experience getting to know the new staff. Lauren, Monette, and Freddie are amazingly well mannered and understanding in all aspects; as well as very patient. Thank you guys!

At first I was all against changing management teams and I had my mind set on not even giving them a chance. It was rough at first but it wasn’t Foresight fault. They came into a horrible situation and over the last 4 months things have drastically improved. The homeless people are not camping out in the building anymore. We actually have security that patrols the property now so that makes me feel safer. The noise after hours has stopped besides a couple of dogs here and there. All of the elevators are now working. So I will give Foresight Management 4 stars and that’s only because the resident gate is still broke. Thank you Lauren,Freddie and Monette for being patient with me. We have definitely came a long way ??. Also thank you guys for caring and doing what you can to get 4123 Cedar Springs back to where it was before it went downhill. If nobody else told you guys I will be the first to say…Thank you!

I've been here for 4 years. The previous management group allowed the building to fall to pieces, while raising rents. ?Thankfully, THEY ARE GONE. ?The current management group is trying to do the impossible - reverse what the previous management group did in half the time. It's definitely a work in progress, but I am seeing the results.Freddie and his team are doing everything they can to improve tenant morale and bring the property back to the gem that is is. ❤️

DO NOT MOVE HERE! Believe EVERY bad review you read. This place was absolutely horrendous and I had to break my lease 6 months in for literally being terrified for my life day in and day out living here.Let’s start off with the hallways. They are absolutely filthy, they smell like trash and the walls and floors are dirty. But that’s the obvious. The garage gate has been broken since I moved in (May). Cars stolen, broken into, people held at GUN POINT. (At this point I had to make a decision if I was going to wait for something bad to happen to me or spend thousands of $$$ to move out. I chose to move out, it was that bad). I had to call security multiple times because there would be homeless people squatting in the hallways and using the pool to bathe/ brush teeth. I once had to call security because there was a homeless man entering the building and he was naked. (It breaks my heart to see people in this situation but it is a reality in the area)Management has changed multiple times in literally my 6 months of living there. The new management team is very nice however there is nothing they can do about the dangerous living conditions and they made that clear to me. I had a friend in the apartments across the street Parc West I believe owned by the same management company. She got assaulted ONSITE at the gym and she had to fight tooth and nail to get out of a horrible living conditions. Safety should be top priority for any building. My apartment unit was fine despite being dirty and occasionally a horrid smell would come through the water pipes. When I moved in, the previous tenant would leave their contacts on the floor. They were never cleaned, I had to clean it myself. And on top of that when I moved out and did the final walk through management told me I may not get my deposit back because they may need to clean the carpet (LOL- I lived there for 6 months…). My dishwasher would constantly leak and it was never fixed despite multiple complaints and maintenance coming out to “fix it”, at that point there was visible mold in the unit.Multiple packages stolen so don’t even think about mailing things directly to your house. You’re better off getting a private mailbox. I could go on and on but I’m just finally excited that today marks the official GOODBYE.Save yourself the headache and move somewhere else.

1. The front desk/office staff is lovely and quick to solve problems, but some issues might need you to visit with them a few times.2. Doors to the garage haven't worked in months and wouldn't anytime soon either. Same with the gym equipment. So no idea what exactly we are paying for under "amenities".3. The only Service Elevator, the one you need to actually get your furniture in and out of your apartment, has been out of service for months. Residents have started pushing their luck by driving a U-Haul into the parking garage. Matter of time one of them gets stuck or breaks a pipe or something.
