On April 21, 2023 I submitted a RV Lot application to West Valley Mobile Home and RV Park located in Madison, AL. I indicated on my application that my move in date would be June 1, 2023 and indicated 1 year as my expected length of stay. I was moving from the state of Michigan to the state of Alabama for work, and due to the school year ending and other unexpected events, I did not arrive to the RV park until the afternoon of June 15, 2023. Prior to my arrival, I informed the Area Manager Lisa via email on May 26, 2023 that I would be arriving later than my anticipated June 1 arrival date, and informed her I would be paying the lot rent on June 1 to prevent from losing my spot, as well as forfeiting my security deposit for being a no show as stated in their RV Terms and Conditions. Due to my decision to move forward with buying a home in the area sooner than I had anticipated, on August 15, 2023 I provided Lisa via email my 30 day notice to vacate effective September 15, 2023. In response she stated they do not prorate on move-out only move-in, so I would be responsible for Sept’s lot rent. My lot rent for the month of June was never prorated, and I sent Lisa a follow up email on August 27, 2023 asking if my account could be credited for the days I was not at the RV park back in June. After receiving no response, I went in person to the front office to speak with Lisa, where she informed me that she forwarded my request to corporate. When I asked for a contact at corporate to follow up with she stated there was no one available. Lisa knew in advance and acknowledged that I would not be officially at my assigned RV lot until after 12 June 2023, yet she did not advise that my lot rent could/should have been prorated at move in. I’ve filed a complaint with the BBB since no one at the business cares to correct my overpayment of rent for the month of June. No surprise they’ve yet to respond according to the last communication from the BBB Dispute Resolution Counselor.Regarding the park itself, there are no amenities, the roads throughout the park are in desperate need of repairs and the mailboxes for RVers are old and rusted.

I ?????? recommend this place to anybody. It was good until it was sold to some corporation that jacked up prices from $550/mo to $650/mo for long terms. I hear they are talking about ??????? that price even further to fix stuff(stuff that they messed up). On top of all that, water constantly went out, and recently a bunch of people's power was cut off abruptly for days on end... It's trashy and not worth the stay for the price. The 5 star reviews on this business are either paid shills, or people who stayed for a day and left. There are zero amenities except for a dumpster. The folks who stayed long term hate this place with a passion because they see right through management. I also believe that they are trying to turn it into a full-blown trailer park, as RV spots were constantly being filled with new mobile homes financed by the corporation who now owns everything. Which means your long term stay days are numbered in an RV... I'm glad I left. Didn't look back... It's not what it use to be.

1 star is definately too generous. Let me say that I rarely leave a bad review for ant business, but in this case i feel I must. First off 650.00 per montg, no amenities whatsoever. Dirty, trashy, water goes out regularly. Power has been out at my spot for 2 days now, all perishable food is ruined. I do understand that things can happen, but I have gotten no feedback or support from management.
