Maybe the best popcorn chicken in town! My go to spot for ube jasmine milk tea and their signature milk tea. Their banh mi is excellent and this might sound weird but the french fries are BOMB!!!!
Bubble tea: the ultimate 'sip-er' power beverage!
Previously known as Rapha Tea, this place is now Boba and Brew Tea House. Although the name has changed, everything inside, including the menu, seems to be the same as Rapha's. I got the Ube Jasmine and it was a decent cup. It was super flavorful although a bit too sweet even at 50% sugar. Adjust your drink's sweetness and ice level to your liking.

We always come here for Boba and Bhan MI sandwiches. The flavor combos that they come up with here are super yummy ? Located in the 99 Ranch Market with tons of great lil shops and more to come. Stop here first, it's totally worth it.
