We happened to stumble on Annie's while shopping in Cottonwood today. I have to say they hands down had the most delicious breakfast we have eaten in years. Between the warm welcoming when we walked in the door, affordable prices, service and the food, we were soon happy to find them. We will be making this our go to breakfast and lunch stop when we're go to Cottonwood. We just might make it a every weekend must.

The area kinda has always had breakfast cliques: Your family is either an Annie's family, or a Randall's family, or a Pepe's family, etc.
Our list goes like this:
1. Annie's 2. Pepe's will work in a pinch if Annie's is closed 3. Red Rooster if all else fails 4. Randall's is a no
Annie's is amazing. The service and consistency is In-N-Out-esque, the biscuits and gravy actually have the right amount of the right kind of sausage, the hash browns are crispy, the eggs are cooked EXACTLY as you ask, and before you leave you're likely to be visited by not just your server to check on how everything was, but also the owner and even the cook half the time.
The food comes up quickly and correct, the coffee is hot, AND. . . AND. . . They have that old school syrup thing that keeps the syrup hot!!
Can't recommend highly enough if you're looking for a non-fancy, well priced, extremely filling meal.

Our waitress did a great job making sure our drinks were filled and checking on us.
It was our first time here. It was recommended by our hotel. I got chicken fried steak and eggs. My wife got an opened faced egg white and spinach sandwich. Both were good. Big servings. The gravy was a bit sweet but still good. The wheat bread they use was thick. Crunchy on the outside, soft in the middle. Becky our server, was excellent. She was the right amount of attentive. If we find ourselves back in cottonwood, we'll probably be back.

Ordered the combo with pancakes and sausage. Server recommended the links and that was a good choice. Very friendly Cottonwood service as is everywhere.
Pancakes were very good, the home fries arrived with just a handful on the plate which was odd. Not sure how you serve that as acceptable but we didn’t say anything.
Good place for breakfast and open earlier than others which was great. Recommend if on the way to the train.
