AVOID REUNION AT BELMONT.

The building is far from luxury and you can find way better buildings for less cost, and less headaches. If I could rate zero stars I would.

There is a reason the majority of the people who moved in when the building opened have either already moved out, or are planning on doing so.

Two of the listed amenities have been withheld for the past year with zero communication about this.

The electrical was done incorrectly, so the appliances trip the breakers. Nothing says LUXURY quite like your washer not turning back on when it is full of water and clothing.

Tenants are responsible for paying electric, water and sewer - so you can expect a bill that is no less than $90 per month for a one bedroom.

Many of us were told the units were “soundproof” yet recently received notification that we cannot sing or vacuum and need to listen to any tv/music quietly after 10pm.

The building was built so poorly that the grout in the majority of the bathtubs is cracking and falling out, the same cracks are noted throughout the unit in the kitchen as well.

There is paint peeling on the ceiling paint, amongst many other issues. And people are waiting weeks for repairs - half seemingly due to the abrupt change in management and half due to the sheer volume of issues throughout this building.

You can rent far more “luxurious” buildings than this, at a significantly reduced rate.

Many of the recent 5 star reviews are left from the new management company, and the owner - not from actual tenants. I am doubtful you would find any tenants or owners who would rate this building 5 stars.

The best high end experience you can rent in Langford. I see comments in the reviews about quality, however this is a normal part of deficiencies. The new owners are efficient and address issues immediately. No other building in Langford has the finish quality, amenities, and location that Belmont Reunion does.

the reunion at Belmont has been the most frustrating and disappointing apartment I have ever had the displeasure of renting. SAVE YOUR MONEY AND RENT ELSEWHERE.

don’t let the recent 5 star reviews fool you - they are either coming from the new management company or owners to try and fool potential renters into thinking this building is something it is not.

Ovis group recently purchased this building and turned it from bad to worse. They have decided to withhold amenities from tenants despite these amenities being included on the lease, and promoted during the showings (guest suite and co-workspace). There has been no formal communication with most tenants about this decision, nor has rental dedications been offered as a result of these facilities being removed.

Utilities are paid through Canada utility management and tenants can expect to pay no less than $80 per month for a 1 bedroom. This company continuously claims to not receive cheques and is quick to add a $25 late fee for everyone they mysteriously fail to receive payment.

Tenants are told the units are “soundproof” prior to moving in - yet we recently received notice that we cannot do activities that generate noise after 10pm due to the sound bleeding into neighbouring suites.

The hot water goes out frequently, the microwaves trip the breakers due to bad circuits, cops are here almost daily, the green space in the back of the building that is meant for yoga has become an on leash dog bathroom so garden facing suites get to smell all the dog urine, the dog park was promoted as “self cleaning” yet it is never cleaned and the dog waste bags were removed.

Multiple people have moved out before their year lease is up due to the ongoing issues with this building.

There are at least 30 postings for rental suites at this building - so let that speak for itself.

Would rate this building and the ovis group zero stars if I could.

The buildings are absolutely stunning, and it’s clear that management has changed and is working hard to make improvements. The quality here truly exceeds expectations, it’s definitely a place worth living in.

We've been tenants at Belmont Residences for a while now, and I have to say that our experience has really improved after the change in management. While we did face some issues earlier on, the new management team has been responsive and attentive, making a significant difference in our overall experience.

One of the things we love most about living here is the location, it’s so convenient for our family with everything we need just around the corner. Plus, the fact that my animals are welcome here is a huge bonus.

The amenities are fantastic as well, and we’re able to enjoy everything from the fitness center to the common areas. We’re very happy with the improvements and the overall atmosphere at Belmont.

I’m really fed up with this lousy place. How can the wiring in such a new and supposedly luxurious apartment be so poorly done? The microwave trips the breaker all the time, one entire wall’s circuits sometimes just go out suddenly, and the washing machine has also tripped the breaker! The property staff when I first moved in were incredibly incompetent, and while the current building manager seems better, they still can’t save this flashy but worthless apartment. Cannot wait to move out.

DO NOT RENT HERE. Don’t be fooled by the nice design / new built. They call it “luxurious “ but it’s no where near Luxury. It’s just a term for them to charge you extra for rent, in exchange for poorly built & poorly managed apartment. It should be illegal to call this apartment luxury!

The elevators are always broken, there's always electrical problems, it takes them forever (months) to change the water filter, there’s no handicap door button in the underground parking lot but have handicap parking spot, they lock the emergency exit door which is a fire / safety hazard, they can’t even provide real grass and use plastic fake grass in the front entrance.
the management is either overwhelmed by fixing all the problems, or they suck at their job. Either way, residents are not happy.

They try to sell you on the amenities, it’s sub-par. Please save your money and rent elsewhere because trust me, this place is not worth it. There’s better new built out there in the market. I can’t wait to move when my lease is over.

When I can hear my neighbours voices very clearly at 1 o’clock in the morning with all of my doors and windows closed. This is a problem. There are over 70 owners in this building who were dissatisfied with their purchase. We actually have buyers remorse and would’ve liked to take her 20% deposit and wish we would’ve bought something completely different. So disheartening for a young family. to work and save to finally be able to afford to buy a unit and get garbage. I had less Disturbances living in the ghetto in an older building. Here I am in a brand new build with cop showing up daily, domestic violence issue was spilling out into the streets, police calls for guns being in the lobby and the lack of soundproofing makes me hate lying for a great now. LedCore refuses to take any responsibility and I’m honestly over it.
