It has always been a pleasure getting food and a drink from here. Unfortunately they have stopped serving food and now they only serve drinks. Their drink menu has stayed the same.

I don't know what to rate this place. Just found out they won't carry food items anymore. I loved their takoyaki! I had to go to a restaurant next door to get it. Let me tell you. It was NOT good. Tea time takoyaki was the best I could find locally. Their popcorn chicken was awesome too. Customer service, drinks, food. Everything was great. I should clarify that their customer service is still great! But had to take 2 stars because they're not serving food items anymore. I'm so bummed. I hope they bring them back!!

This is a great tea/ boba drink type with snack but didn't realize they also have hot pot too. I ordered it out of curiosity while I saw some other patrons were eating them and let me tell you it's pretty decent and large enough for two to share if you order extra bowl of rice or noodles since it does already include either a bowl of noodles or rice with the hotpot depends on your preferences. They also give you options to choose the protein chicken, beef or tofu & many choices of broths. I chose spicy broth with beef as my protein. The cost is 17 but with tax it comes out to be 19$ & some changes. The service was promp and the tables are clean and plenty area for you to sit. The hot pot consists of tofu, Napa cabbage, variety of fish pastes and the dipping sauce was delicious. It compliments the meal so well.

One of my favorite tea and snack spot! My favorite for popcorn chicken. The seasoning is absolutely perfect. It is located inside the 99 ranch and I love to treat myself during a run to the grocery store. The tea here is amazing. I love that they actually give you a strong authentic tea taste that isn't simply loaded with pure syrups and sweeteners. They also have a variety of tea selections for you to choose from which I love. Service has always been fast and friendly. There is also an option to order online and pick up! All in all, I love this as a stop for boba and snacks.

Tea Time express is located in the 99 ranch food court and what caught my eye was the Ten Ren's sign. Ten Ren's tea is usually pretty good quality and the tea drinks that I've tried here (TKY, oolong, jasmine) are solid. I've also tried the black sesame MT which I don't always find on many boba menus. Sweetness and ice level is also fully customizable ftw.

They offer great milk tea and various snacks/food. They also have a reward program that you can collect points and get a free birthday drink

I've gotten coffee twice here and each time it tastes like I'm drinking the syrup alone. Ramen and boba teas are still good.

Some of the friendliest servers and best food/drinks for a Taiwanese fast food drink shop inside of a larger Chinese market. It's hard to beat this habit-forming place to swing by.

Stopped by 99 Ranch in the middle of a work day for groceries/lunch and was pleasantly surprised by the food here! I ordered the Sichuan Dan Dan Noodles, then went to get some grocery shopping done while they prepared it. My food was ready within 10 minutes or so! I thought the Dan Dan Noodles were delightful! All the flavors came through and worked well with each other. I loved the creaminess of the peanut butter sauce paired with the tartness of the pickled mustard greens, plus the crunch from the cucumber! The portion seemed a bit small, though I figured Dan Dan Noodles are meant to be more as a snack than a main. Just feels a bit pricey at $12 for a small bowl of noodles. Overall a great place to stop and get a quick lunch if you're in the area or already at 99 Ranch grocery shopping!

Thank you for the refreshing drinks. We had the mango green tea and the thai tea. And also, thank you for selling bowl of rice by itself! :D

My first time here with my boyfriend and the ramen was delicious! Super savory and tasty! I had gotten the spicy miso ramen and it had the perfect amount of spice. He had gotten the regular miso ramen and that was very good as well. We also ordered their taro milk tea and I loved it! I’m usually skeptic about ordering milk tea drinks, because they’re usually watered down with the milk, but tea time express has definitely got their milk teas down to perfection. I can’t wait to come back again!

Love this place, always stop by for boba and/or ramen before shopping at ranch 99. The seating is nice and never too busy. The staff is also very friendly.

I've been to other Ten Ren's (Tea Time Express is under this franchise) and this one is by far the worst. They skimp on their portion sizes but keep the prices the same as the other locations. The drinks are way too sweet here and the boba is usually on the harder/drier side. The green onion pancake was way too greasy. The popcorn chicken tasted like standard popcorn chicken, but for the price point you'd be better going to almost anywhere else.
