Charming location and a simple menu. If I’m not drinking a beer, I’m ordering their fabulous iced tea. Super casual, but the vibe is instagram worthy. The quality of food is always top notch.

I really wanted to enjoy this place and support a local business but the owner, John, came off extremely rude. We ordered for take out and wanted to eat just a little bit before taking off for a long drive and eat the rest in the car.
Instead, John immediately gave us attitude and withheld my drink order until we decided to leave.
John has a real bad attitude and the bad reviews you read here and on Yelp have been consistently due to him. It’s thanks to the other friendly staff members this place is keeping up.

Every single dish is really delicious here! And they’re all distinct in flavor and character. I’ve been through the whole menu, and i’ve never been disappointed. Not once.

I’m so impressed by a young man in the office named Avery he is very helpful, informative and just a Nice human. He is always going far a beyond to help someone he is definitely a jewel to this Community I love the events that he plan as well.

Think this place is pretty underrated.
I come here frequently, originally I found it just hiding in a corner and didn't know what it was but the food is insane.
I always get a shaken beef bowl, I've had most of the menu but this gives you the most protein and tastes the best IMO. Basically every other order you get a free coffee / tea too if you use rewards.

Chipotle ish Vietnamese . Well flavored. Interesting vibe . V touristy and arty area . Parking plenty but busy on weekends .
This place serves a unique twist on Bò Kho that’s definitely worth trying! The rich, flavorful broth and tender meat make it a solid choice. The staff is friendly, adding to the great experience. My only suggestion that swap the usual lime for a signature dipping sauce on the side.
That would take it to the next level!

What happened to this place!? This place used to be so delicious about 9 years ago. It was my favorite banh mi place in Orange County before I moved back up to Seattle.
My family and I came to celebrate the new year recently and decided to drop by this place. I had high hopes and was excited to try this place again. It was so dead compared to a decade ago.
Two young white boys behind the counter were busy talking to each other, one was helpful and the other dismissive when they finally saw us standing there. There was one other white older couple in the sitting area eating. That was it, it was quiet, not how I remembered this place.
We ordered our food to go, 3 pork belly sandwiches and a rice porridge to go for my young son. I ate the sandwich, it wasn’t good. The bread was stale. Good banh mi places always used fresh bread made that morning. Come on, this is LA, do better. The pork belly was flavorless and the pickled daikon and carrot were cut huge. The rice porridge was a huge lump of rice ball inside broth. Never seen jook like this.
They had it right when they started years ago. So very disappointed in everything. Either they changed ownership or just gave up.

One of my favorite go-to spots for a comforting and delicious meal! Food is exceptional, staff are always so friendly and kind, and as someone with a lot of food sensitivities, I appreciate the gluten free and dairy free options available. A must-try in the area.

East Borough is my favorite restaurant in the area and somehow I’m still impressed every time I go — the food is just SO GOOD my husband and I spend most of our meal talking about the flavors. Highly recommend the bahn mi, grapefruit salad and chicken curry! The jasmine iced tea is also not to be missed!

The least tasty Banh mi and most expensive I’ve had at $14.00. Atmosphere was bland like the sandwich, but the decor was nice.

As a Vietnamese. I wouldn't even recommend coming here if you are looking for authentic vietnamese taste.
I got bò kho soup with bún - does not taste like regular bò kho, it taste like American beef stew. Either they forgot the fish sauce or they didn't put enough.
Service is good tho.
