I love this joint my wife turned me on to this place years ago it’s definitely top shelf. I always get the #4 with extra yellow peppers! Onion rings are top notch. You will not be disappointed with this establishment. The best Philly cheesesteak sandwiches in oc!
Used to come here a lot when I worked in the area, and it's just like I remember it..Food was amazing and service is on par, some the best philly cheesesteak sandwiches in southern california

Delicious Philly cheesesteak
This place is the real deal! My Philly cheese was LOADED with meat where others will skimp. Try the onion rings! They do not skimp here either! I highly recommend giving Franks a try!

You chose the right cheese! I had a yummy tuna sandwich. I asked the young lady that took my order to choose my cheese. She did a great job. The Phillie Cheesesteak is the reason I’m here. I’ve heard great reviews from my friends. So, I had to pay a visit.
I have been eating here for over 20 years. FRANKLY speaking, if you are phil-ing for a cheesesteak, this is the only place. You need to go.

I ate a great roast beef sandwich and was served by a nice, friendly waitress.
The inside looks like it hasn't been cleaned in 20 years. The quality of food was exactly like the inside. Also they use soybean oil for their fries, which doesn't allow your body to fight some infections and linked to many diseases(google it). The staff was great though. I was expecting more.

I don't understand how Philly best is listed on Google before this spot. This is not a chain restaurant. It's not franchise. It's family owned and operated. It's so good and the quality along with the servings are top tier. My then gf now wife of 6 years, turned me onto this spot when we were dating 13 years ago and man was I missing out. It's the only cheesesteak spot we'll ever go to moving forward. I just can't get get Ober the quality and service. Anytime we come in, it's a warm welcome. From start to finish they're awesome. Please check this place out and please give some feedback, they deserve it.
