2nd time and for what you get it's hard to beat. My new fave is taro pudding milk. Very good. Prices are very reasonable for the large size.

Best bubble milk tea.They have strong tea flavor which I look for and can not find this kind of strong at other bubble tea stores.They have good strawberry smoothie as well.The lady behind the counter is nice and fast.Definitely recommend this place.

Once on them, twice on me. I used to come here often,BUT, last week, I came and the purple sticky rice in the tea is spoiled, I thought I gave them another chance, and their red bean is spoiled this time! U need to shut down!
Had the yunnan milk tea with pearls for a final badminton class. I love the strong tea flavor.

This is one of my favorite boba spots for one drink, milk tea with glutinous rice.It's earthy, mildly sweet at 50% sugar and half ice, and most importantly, the glutinous rice isn't tightly condensed. The rice should stick together, but should also be easily separated. If it doesn't, that means it's been sitting there way too long and no one's ordering it. This place consistently has well made glutinous rice.That being said, the hours need to be updated. They usually close early into the evening around 6PM, even on the weekend.
