So sorry to say, but IHOP in Rancho Santa Margarita is closed permanently. The building is an empty shell.
Always delivers. Come with my kids almost every Sunday, creating memories...and IHOP isbowrt of that.
After being seated waited 15 minutes to see a waitress. Gave you and left.
I call this unique place from time to time since I enjoy the special atmosphere that is exist in this place. The staff is awfuly loyal and professional. The service is remarkablywonderfully quick. Not to mention, the food you eat is magnificent. I came often and I was always pleased. The price is honest. I suggest this place to my friends and family.

Had an omelette with pancake. It reminds me the taste that I had pancake for the first time back in 1996 summer in Urbana-Champaign, Illinois. Good for breakfast or even afternoon meal on the weekend^^
Very friendly staff and very good food
The service was quite friendly and the food was delicious. The coffee stole the show though. It was a perfect brew. Well done IHOP!
Poor service. Would not comment about food as it can be good or bad at times but service is the only thing which can be kept consistent and my experience was very poor. The service folks needs to learn how to take comments
This was a good experience, not too crowded which meant the staff had plenty of time for us. Good food, good service, just what you want in z restaurant.

We went into the RSM IHOP for the first time today because we had a $5 coupon. Before we ordered, we asked the waiter if we can use the coupon on their special. The waiter said, "Sure! Of course!". We ordered and about 10 mins later Food was served.
Not a good service my food was late.
Coffee so strong 2 creamers in 1/2 cup not a lemon to drink, ordered crispy potato pancakes which were only hash brown rounds crispy on top, still frozen when turned over. Bacon was crispy as I ordered but tasteless. The service was the only redeeming factor in the whole experience.
Pancakes for the win! You can never go wrong having breakfast at IHOP
