So sorry to say, but IHOP in Rancho Santa Margarita is closed permanently. The building is an empty shell.

Just spent in excess of $23 for 2 burgers (Cowboy and Mega Double). The sides were fries and onion rings. The burgers were just ok 5/10. No BBQ sauce on Cowboy. 5 smallish onion rings and about 25 fries. In a time of Covid take out you think they would want to dazzle the customers instead of making them never want to return. When other burger places are close it doesn't pay to try something new. Sad experience. Easy to see why 2.5 stars in reviews.

A server named Trista helped us this past Saturday. Probably the sweetest server I have ever had at a restaurant, my family loved her she was very fast and always made sure to check up on us and see what we needed. Left a 20$ tip but she deserves more, great service and great food from IHOP.

I call this unique place from time to time since I enjoy the special atmosphere that is exist in this place. The staff is awfuly loyal and professional. The service is remarkablywonderfully quick. Not to mention, the food you eat is magnificent. I came often and I was always pleased. The price is honest. I suggest this place to my friends and family.

Ordered through doordash, said the order was preparing, my dasher gets there to find the place closed. I worked in a restaurant, you have to press a button for the doordash tablet to say preparing order. Super unprofessional.

Went from a 3 Star to 1 Star. For businesses that are struggling I actually got up and left after being seated. The worst servers. Rude interaction and unwilling to offer a menu due to, "don't touch anything otherwise we have to throw it away" controlling their relationship. Even our experience a couple weeks ago adds to this rating as guests arrive over a half hour before closing were literally turned away with comment, "we close in thirty minutes". Instead of finding ways to serve customers they actively find ways to turn customers away. Despite having dined here over a hundred times in 20 years I urge others to seriously reconsider their dining options. This location has drastically declined in their willingness to serve customers.

Nice job, IHOP! We've lived here for about seven years and today was my first IHOP RSM experience. I was very pleasantly surprised, especially considering the necessary accommodations for COVID-19. We were greeted almost immediately by a pleasant hostess who explained that the wait time would be about 15 minutes and asked if we could wait in our car (or just not congregate near the door) due to COVID. This was a nice touch, and she delivered the message kindly, if not slightly apologetically. We waited no more than five minutes before we were texted and seated on the patio. Our server, Jimena, was pleasant and attentive. But honestly, everyone was pleasant and attentive. Our coffee cups were refilled, our empty plates were whisked away, and we were asked at least twice if our meal was to our liking, not just by our server, but by others working, including the busser and someone who seemed like a manager. We felt like guests, not customers. The food was delicious. We split the steak omelet and the creme brûlée pancakes. The omelet was solidly good but the price point seemed high at $15. The pancakes-Omgosh. These pancakes will knock your socks off! Just be prepared to eat them with a buddy (or two!) and go for a long walk afterward, which we did! They were SO delicious, like dessert! No syrup required. The coffee was free flowing, hot and strong, just the way I like it. Thank you, RSM IHOP team for a great breakfast experience:)

Disclosure (ordered during stay home order) over the phone. I ordered two egg white omelettes with normal ingredients, spinach, mushrooms, tomatoes and bell peppers . Total $48 dollars When I asked why? Gentlemen simply stated because I asked for the ingredients on the omelet separate as not as a "menued" item . I simply smiled and paid. While I love IHOP It's the second time they do this, the first time they corrected it. This time it's my fault . Please be aware. Yes I still tipped on a phone order. But IHOP !! This is outrages!

Ordered food for take out over the weekend. The service was excellent and the food was delicious. I highly suggest ordering take out from them during this pandemic.

Had an omelette with pancake. It reminds me the taste that I had pancake for the first time back in 1996 summer in Urbana-Champaign, Illinois. Good for breakfast or even afternoon meal on the weekend^^
