This was one of the best IHOP's I have been to. We were greeted quickly by our waiter who sat us quickly and continued to give amazing service! He is the late night waiter and his sweet tea is delicious! We ordered the pancake combos and the 2x2x2. Delicious and cooked well breakfast spread. But the cookie 🍪 butter 🧈 pancakes 🥞 were the star! Run fast and order you some before they are gone! The parking can be intimidating but there is a street entrance as well as an entrance from the apartment garage that leads to the parking lot.

For a place with pancakes in their name, you would think they would be able to make a pancake that is not dry and cold. Why do you feel it is necessary to serve cold butter on "hot" food. Fix the thermostat, the place is always cold.

I have visited this Ihop on a few occasions only because it's close to my home. I will no longer do so because the service is bad and the men's restroom is unclean. I will still eat at Ihop but NOT this one.

Order for take out main part of meal was missing then when we called to remedy this they gave us someone else's food so yeah they couldn't fix their mistakes and someone else is gonna have issues too

Felt disappointed how expensive it costs to eat here now. The food is acceptable, but not worth the price it costs now.
Not sure when that changed, but wouldn't choose to eat here again. Service was acceptable, but the language barrier creates problems communicating with servers and food quality is average, maybe a little less.
