Art Plaza is a great place to live, the building is always clean and all the managers and staff are really friendly and helpful. They are on top of all the issues and make sure it gets resolved asap.
My apartment is beautiful and I enjoy living here a lot!
There are cleanliness issues throughout all areas of the building. Tenants frequently allow their dogs to walk in the parking garage, where they urinate and defecate. The parking areas are often polluted with cigarette butts and trash, and these issues are not being addressed consistently.
Additionally, dogs are urinating in hallways and inside the elevators, creating unsanitary and unpleasant conditions for residents.
The gym is also poorly maintained. Several weights are missing, and some machines are out of service, which limits its usability despite being advertised as an amenity. Management does not care much.
Prices are high for the living conditions
Worst experience moving out of this place.

2 years in the apartment, they charged me almost 1.2k for “fixing” the laminated floor wich is supposed to be wear and tear. Apparently not for them

300 for painting fee
150 of a cleaning fee non existent cause even they saiid they were not gonna charge that because we left the apartment spotless
They were very rude in the transition of our move out, mind you I always payed my rent month in advance and never gave them issues
I just got a check in the mail for 80 bucks out of 2,400 which was my security deposit
I really enjoy this place , the amenities and the community

This building is still on of the best in Miami, management is still wonderful and always willing to help. The pool is amazing and it looks perfect at night

The building is well located, with easy access to transportation and shops. The facilities are clean and secure, and management is responsive. Overall, a good option for those looking for comfort and convenience in the area.

Very disappointed and Frustrated
Living here has been nothing short of a headache. First off, the security in this building is practically nonexistent anyone can walk in, and there’s little to no oversight. It’s unsettling and unacceptable.
The management group? Melo Group? Completely incompetent. They’re unresponsive, dismissive, and seem more interested in collecting rent than actually maintaining the property or addressing resident concerns.
And don’t even get me started on the elevators. They’re constantly out of service, leaving residents waiting endlessly or forced to take the stairs sometimes from very high floors. For a building that claims to offer convenience and comfort, it’s failing miserably.
Save yourself the stress and look elsewhere. This place needs serious improvement before it can justify its prices or its promises.

If I can leave ZERO stars I would, let me share my experience. I did a walkthrough of one of the apartments, and right from the lobby, the smell was awful. Only two elevators were working on that day, which caused heavy foot traffic I felt like I was packed into a tuna can. Once I got upstairs, the hallways were stained and reeked of weed.
They advertise themselves as luxury, high-end apartments, but all they’re really doing is charging luxury prices without delivering the quality. The pool is constantly under repair or closed due to some issue. The gym? Outdated and unimpressive. So why are they charging the same rates as buildings that actually offer top-tier amenities?
This isn’t about affordability it’s about value. There are plenty of other apartment buildings out there that offer better service, better upkeep, and more professional staff, especially at the front desk.
And don’t even get me started on the parking situation. It’s chaotic, overpriced, and just not worth it. They’re a few blocks from Brickell, yet they’re charging Brickell-level prices. If someone wants to throw their money into a building that clearly needs serious improvements, be my guest…
Melo Group should do better, I hope Carlo Melo reads these reviews...

This place is a complete disappointment. Do yourself a favor and don’t rent here, especially if you have kids. Management shows zero accountability: people openly smoke pot in common areas like the pool, elevators have been broken for months, and the pool deck is always littered with cigarette butts and trash. The building is overrun with parties and random people, making it feel very unsafe.
A quick search will show you there have even been murders, stabbings, and robberies in and around the property. I lived here for five years, and it’s nothing like when it first opened. Standards have plummeted, and it feels like they’ll rent to anyone without concern for safety or community. Amenities are poorly maintained, there’s no proper third-party management, and the overall environment is dangerous. In my time here, our car was broken into, we saw bullet holes in nearby vehicles after a domestic dispute, a neighbor woke up to a stranger sitting in her car, and we witnessed a woman stumble out of the elevator covered in blood after being stabbed. On top of that, dog waste regularly fell onto our balcony from neighbors above, and another resident was told they would “just scrape off and paint over” the mold in their apartment. Completely unacceptable.
To make matters worse, some building staff ignore the rules themselves. While a few are helpful, others set a terrible example. I have Ring footage of one worker vaping directly outside my apartment door, despite the lease explicitly banning vaping. That same staff member once dismissed my complaint about someone smoking pot next to my child at the pool, saying they couldn’t stop it.
On top of everything else, the building does not comply with landlord statutes and laws. Instead of following due process, management shifts blame onto tenants, tries to squeeze money out of them, and leaves families in unsafe, unlivable conditions. Experiencing this firsthand with a child was absolutely disgraceful.
We were forced to move out a month ago because our apartment became uninhabitable, and honestly, it was a blessing in disguise. You can find a much cleaner, safer, and better-managed place for the same rent. Look elsewhere.
The managers are very nice and helped me a lot. The building is great and so is the service.
