Ended up here because the restaurant we wanted to go eat at was closed but I must admit it was the best thing that happened. This place was a hidden gem in a shopping complex. Food was made fresh and tasted outstanding. Service was great and servers were very friendly. Will go again next time we are back in town.

I love little places like this. It's very inviting despite it being so small. The waitresses were friendly and fun. Made a dangerous blueberry mimosa, I mean that in a good way. The omelet was cooked perfect. The regulars were so funny I walked out laughing. I wish I lived a little closer because I'd be there every morning. Cool place

Never before been in a restaurant that left the door propped wide open, but hey it's Florida... It isn't like they have a million insects to buzz on in while you eat.Never before had wait staff tell you that even though your order was wrong, here it is anyways. It will be ok just like that.That was our sea oats experience.

Liked this place a lot. Food was pretty good - pancakes were unbelievable and biscuits and gravy were great. The space inside is very tight - not too comfortable. But service is friendly and prices are good. Would recommend for casual brunch!

We didn't even make it to a table. We love breakfast. We usually go to Sunday or Beach side, but we were excited to go to Sea Oats today. We have been excited all week to visit. We've been looking at the menu, picking out what we want, excited about what we will order for the baby and when we got there, we were utterly disappointed. When we got to the door to walk in, the door was opened by a woman with a clipboard who looked at us and said "what's your name?". We were confused since we hadn't even gotten inside yet. Then we looked at her for a second and she repeated herself...this time it was really snotty. We said "we haven't put our name in yet" and she told us there is a wait but she didn't know how long it was going to be. I asked if she even had an estimated guess of how long and she refused to give us any idea of how long. She saw that we were holding a baby and I finally interrupted her and said , "we have the baby and would just like to know if there is an estimated wait time and she said that there was no way to know...could be 15 minutes, could be an hour. I was confused because we're food service business owners and human beings who have eaten out before, so we know how estimating wait times works. She walked past us holding the door and not letting us in. She yelled for someone else to come in and get their table and closed the door behind her, never acknowledging us again. We decided that we would wait since we had been looking forward to it and I went in to ask if there was a restroom where I could change the baby. The same woman told me that it was all the way back to the right. I weaved through the tables (several were empty) and found the restroom. There was no place to change the baby. We left. Granted it's a small place packed with as many tables as they can fit into it, but the attitude and rudeness of the woman with the clipboard was unacceptable. It's hard to imagine such an unpleasant experience when we didn't even get a chance to eat. As locals, we're really disappointed and we will let our local friends know.

Ate breakfast here..so good ..the cheese on my scrambled eggs was to die for...everything was good...the pan cake menu looked really good. Must place to eat.

Accidentally stumbled into this place trying to find some lunch and lucky for us it was right here in the shopping center we were at. The food was great, big portions, happy staff and quick service. All you could ask for in a diner. Will recommend and definitely return.

Very nice family owned restaurant with the best pancakes! Had a raspberry, white chocolate and coconut pancake. I’ll be craving it again when I get home! The eggs we had were perfectly made. If you want a big fancy place, you won’t get it but if you are looking for great food, this is the place to go!
Small little Cafe in shopping complex, so it has free parking. I ordered a raspberry paradise pancake, and it was delicious. Not overly sweet, but still flavorful. Would come again

Entirely overpriced for the below average quality of food. Very muggy morning, and no air conditioning was on inside the restaurant. Ceiling fans did not provide any relief. Cost of an average burger plate or breakfast combo $15 a plate. I could have made a better breakfast in my hotel room. One waitress doing the work of five people, and not well either, but that's not her fault...at the time we were there, she had about ten tables. I drank my coffee and it took about 15-20min just for a refill. Bagels were NOT fresh, clearly frozen and very stale. Sausage links were Brown n Serve...could have done that at hotel for $5, not 30$ which is what the bill was with tip. Ridiculous.

We found this place by the sign on the back of the building. We were wondering down A1A looking for breakfast. Our party of 4 decided to drop in after reviewing pictures of the food online. It was AMAZING! We stayed in the area for 3 days and all 3 days our party of 4 went to this place for breakfast. I have never been that faithful to a restaurant in my life! We ordered something different everyday and had one of their giant signature pancakes to share at the table. Everything we had was SO VERY good! Staff was friendly, place was clean, and prices were fair. Next time we are in the area we will be back!
