The host was friendly and professional. Table service was slow, and the food came out luke warm. It is a bummer to have pancakes and waffles that aren't warm enough to melt the butter. Eggs over medium that are not hot also ruin the experience. Servers were having loud conversations behind the partition, when perhaps they should have been running each other's food to ensure it reached the customers when it was hot.

On a day when at least half the store was empty, I only had 45 minutes to sit and eat, so I set a timer to keep pace. It was 15 minutes before someone would even talk to me, and 20 minutes before I would get my food.
I tipped the one waitress that was apologetic about my treatment, and took off. It was a meal that was originally dine-in only, as part of a promotion but because they took so long they allowed me to leave with it.
Look how empty it was.

I had an odd request for a few leaves of fresh lettuce for a school assignment. Lupe was more than happy to assist and figure out if it was a request that could be honored. She left for a few moments and returned with the freshest, crisp lettuce I’ve ever received at a restaurant, still lightly sprinkled with the water from the rinse and sealed in carry out containers.
The service was bright and cheerful and the request being fulfilled although not required was just the icing on the cake, as I would have been prepared to be turned away if she wasn’t able to. I appreciate the smile and pleasant exchange more than anything.

My experience at this particular Ihop was better than my routine Ihop encounters. I do visit numerous Ihop establishments from time to time. All of my previous experiences have been OK. Not good or bad, exactly what I've come to expect from Ihop. This particular Ihop smelled fresh. Many Ihops smell a bit old and dingy. What catapulted this experience to excellent was the service and the server. She was extremely friendly, polite, attentive, patient and likeable. The food was good, served quickly and cooked as requested. However, it was the exemplary service that made me a fan of this establishment.

After waiting for almost an hour and our food was still not even being prepared we walked out along with a bunch of other customers. They said they have technical difficulties. Their management and staff are atrocious. Don't ever go to this place. Worst IHOP I've ever seen. Also note that most of the positive reviews on here are from local guide not from individual customers. A large portion of the individual customer reviews are one star for the very same reasons I state.
