I ordered delivery so I would like to try again in person and maybe update my review. The sandwich was hot and fresh, but it wasn’t correct. More than anything, I’m very disappointed that they didn’t give me a fresh hash brown patty. It was cold, hard, and not fresh.

Awful experience. Would like to be contacted by management. Not sure when it became ok to treat customers so poorly. I’m very curious to know if ownership is aware of how their staff is behaving. Masked up girl working Saturday morning should avoid any industry that involves interaction with the public.

It has definitely changed a bit this year, but I still like it. Service can be slow, so it's not the best place for a quick cup of coffee if you're in a hurry. Tables are usually full so keep that in mind.
There's a very creative menu of sandwiches but I've found it to not be very good when weighed against the prices and wait time.
Used to be open later, and also used to have board games but those have gone away.
Sometimes has open seating indoors, but the outdoor tables in the lot next door are sometimes used for residential purposes and can get pretty gross - though I'm sure they're not actually part of the coffee shop.
I'm glad this is here, but I do miss what this place was like back in 2022 when it was more enjoyable to visit.
Parking: Unmetered street parking abounds, paid lot across the street. No bike racks.
Kid-friendliness: Multiple large clean bathrooms, but no more books or board games.

We just went in and we stood up there for like 10 min to place the order but no one is willing to take the order. We just walked out and no one even cared. REALLY WORST
Good food, although the menu is somewhat limited. The atmosphere is cozy. The workers are pretty nice and give good service.
Vegetarian options: They have three vegan breakfast sandwiches. They replace egg, meat, and cheese with vegan substitutes.

OCA Mocha is a small little cafe. They offer a variety of cafe food, coffees, lattes, teas, etc. I tried the " Oca Mocha" iced latte, it was so delicious! When I finished I wished I had more! My fiancé got just a regular iced coffee with cream and sugar, even that had a great taste. There are quite a few booths in the cafe as well as tables in the center.
It is located in the "strip" with Dominoes in Arbutus.

Stopped by to hang out and work with a friend of mine - grabbed an Apple Spice Latte and a Sausage Brekkie - the coffee was delicious - nice place to sit and get work done and enjoy a nice latte.
