I didn't expect much, and honestly wouldn't have gone here if my 7 year old didnt beg me to take him....
Food & Drinks: absolutely horrendous. The pancakes were room temperature when they came to the table. My wife's coffee looked like it had chunks of cream in the bottom, thankfully we noticed this before letting our daughter try her chocolate milk which, you guessed it, was separated from the chocolate and had chunks in the bottom of the cup. My breakfast burrito was fine, but it was far from worth the ~$16 price.
Service: for a restaurant that was essentially empty, it was a struggle to find our server. Took about 10 minutes before anyone came to take an order. The server wasnt rude or anything, but the service was just not good.
Atmosphere: as if this review couldnt get much worse, the atmosphere was absolutely one of the worst for any restaurant I've ever been in and truthfully, im shocked the health inspector hasn't shut this place down. The ceilings are moldy and filthy, specifically by the air vents (assuming some bad moisture and circulation caused mold to form around them). My son and I had a cough for hours after leaving the restaurant, likely due to the mold. The front counter where you'd expect to see someone hosting and sitting guests at tables and ringing up the bill was unoccupied and dark. The whole restaurant has a musky smell of urine and mold.
All that to say, I will never in my life set foot in this IHop or any IHop ever again. Abysmal experience.

one other family in restaurant besides us last night. took 1.5hrs to have a meal. service was absolutely terrible. the establishment had an aroma of pee as soon as you walked in. waiter was inattentive, food made me ill same night into next day. Order was wrong, asked for bacon and got sausages.

Ok, I was not expecting much. So I am glad to report that I was 100% wrong.
As soon as I hit the door the aroma of a freshly cleaned bathroom filled my nose. It was not strong enough to challenge the aroma of breakfast food, but it made me feel like I was in a clean establishment.
The server was very kind and attentive. She even went out of her way to help me navigate the the menu.
It has been a few years since I've been to a IHOP but the quality of the food was better than I remember. Of course the pancakes were outstanding; Light, Fluffy, and Delicious.
Sometimes being wrong, can be absolutely right.

This IHop was awesome. They were not busy at all, so when we walked through the door, they were all smiles. We ordered waffles with bananas and strawberries, the steak tip meal with hashbrowns and pancakes, and the cheeseburger with fries. All came hot and quickly. The taste was so amazing, that we went to another IHop in another state, the next day. (Their service wasn't nearly as good as this one.) :) The pancakes came with a nice, large pat of real butter. The regular syrup is tasty enough that you don't actually need any flavored syrups. There were plenty of bananas and strawberries for two of us to split it and have enough.

I ordered at this location from uber eats long story short I’ve been in and out the bathroom since last night 😡
I'm in town staying at a hotel, and I figured I'd give IHOP a shot since I haven't been to one in over 10 years... and well, I honestly wasn't impressed. My server? He was great. Very chill, straightforward, and seemed to be on his own, dealing with multiple tables. There is nothing negative to say about the guy. But, as far as the food and the prices go? I'm sorry.. WAY too steep. I know times are hard and changing with tariffs, etc.. but to feed my wife, 18 - and 7 year old daughters and I a simple meal, each with drinks ends up being almost $75? That's a little ridiculous. I got an app sampler because I live paycheck to paycheck and didn't want my wife and kids to choose something of a lesser price due to me. You would think chicken strips, mozzarella sticks, and onion rings would be a simple thing to make good, but honestly? The mozzarella sticks tasted old, or at least one of the ingredients (whether it be the cheese, fryer oil, etc.). They made them taste pretty bad. The chicken strips? Barely any crunch to them, very fatty.. and the onion rings? Acceptable, I guess. Unfortunately, seeing as how I live in a small town and only get to visit certain restaurants a couple of times a year, IHOP won't be at the top of that list due to this experience.

they have roaches inside of there mainly in the kitchen the store manager Sofia eats off of the customers plates they don’t wash the tables with hot water & soap only cold water I used to be a server there until I quit 0/10

I ordered the strawberry cheesecake waffle. For $14 it came with less than one strawberry, a squirt of cheesecake filling and the waffle was soggy. Thanks for wasting my money!
