Rooms are a bit outdated but they are clean. Awesome location with niangua river front access right under the highway bridge. Right across the river from the state park.

Rm 110, shower did not work. And had to kill 20 plus flying insect (round winged fly, see photos). Thought i had killed them all, but then more would show up.... have a look on walls and ceiling, their bodies are attached. Guess I should have known with the fly swauter left in room... ask gal at desk for some sort of discount.... owner has not called yet... maybe time to call credit card company.

Our family loves this place. Absolutely love the campground. We come around 5 times a year for the last 5 years. Several friends bring their campers and stay with us. Owner and employees are so accommodating. Bar and grill is very clean and good food. During the week it is so quiet but weekends during peek floating get a little noisy around hotel but it's a lot of families out having a lot of fun Friday and Saturday night. All outside playing games with kids or just hanging out. Definitely our kids and grandchildren love coming. Always asking when are we going back! Rinehart family floaters!!

I've stayed numerous times over 20 years. The last trip may be the last. The room is shabby at best. In my opinion no real effort was made to clean the room prior to our stay. The bathroom smelled strongly of urine. The cheap trim and gaps in laminate flooring are obviously impossible to clean. If you added a hot shower it was like a urine sauna. I would avoid room 102. The urine smell undoubtedly remains.I would guess decisions are actively made to not replace mattresses, bedding or general maintenance. While mattress comfort is subjective, they do not seem to try. I want to repeat the word "try". The global feel of the room is dilapidated. They don't seem to try.The arcade games were not reliable to put quarters in. The pool table had one stick with a tip, no chalk. The working hot tub was bath temp, the second was broken. The resort does have a cold swimming pool indoors. At the time we swam no towels were at pool side for guest use.The only pro- social staff were the two boys that helped with the canoe rentals. You kids get 5 stars. They were polite and helped with gear. They seemed verbose, providing more than one word answers to questions. You boys were great. The kids were much better than front desk lady. Apparently better than the cleaning person, I'm dubious one exists at all.In closing they are no longer competitive in pricing. The cost for return is not there. I'd actively seek out Larry's cabins, BSSP or stay in Lebanon. Sand Springs should lower the rates they charge. Really too bad this used to be a great place.Rooms: Not great nor clean smells like peeNearby activities: Good fishing at springNoteworthy details: Run down. Poor condition of rooms. Beds are terrible. The bathrooms smells like pee. Excellent location for Trump merchandise. Flags, hats ect for sale at front desk.

We went on a one day float trip, the staff was so helpful and kind even after we called them multiple times with questions.

I love the vibe and the way people treat you there. It's become our new favorite spot. It's right on the water with a restaurant on site with amazing workers who seem to always remember your name.

We loved the Niangua River float trip! Nice canoes, the river was clean and clear and cool, with lots of places to pull over and play in the water. Definitely will do it again next time we are in the area.
