Got the t-bones steak and eggs and a iced coffee. Coffee was pretty much water. The steak was ordered medium but looked like it was boiled well done and was so salty. Had a hair in my eggs. Paid 25 bucks for this plus tip. Really wish I would have went to somewhere else. Anywhere else.

Today was the best day ever in 2026. IHOP in Lee's Summit on 291 Highway showed up and showed out for us. We're on a bit of a journey of homelessness and we spent our last $20 in a washing machine that did not work, all of our clothes and blankets, and we were told that we would not be reimbursed until Monday, as we pulled our clothes out of the washer with soap and beads on them. So I went digging and I found 20 pan coins with IHOP, in the app, the picture of the French toast was incredible so we came here, explained a little of our situation and before we knew it the waitress got us two cups of coffee we both had a french toast egg bacon hash brown brunch lunch food and we're so smiling. Marisol, is our angel today. Much love to all at IHop who was still in the spirit of giving. The picture is of what's left and what we're taking with us thank you again IHOP

The online ordering system doesn't allow me to order with my phone number as a guest since it says I have an account. I don't remember my password. When I go to reset my password it fails to send the email even when it says it has done so. I've even checked my spam. At this point I'm assuming the company has decided they are allergic to making money.
Way better than the one in grandview .grandview gets no business really and I waited over 10mins for a simple breakfast. They have good service but Lee's summit is alot more timely

Mason does a wonderful job, he deserves a raise, he's a wonderful waiter! The food is wonderful, it feels like a 5 star restaurant, I very much liked the avocado burger, the staff is wonderful, and our waiter Mason is very polite and helpful, I rate the food and service 5 star.

I had a really good experience at IHOP. Our server was this guy named Mason. He was very polite very straightforward and persistent. Got us. Everything we wanted. Had an overall great experience to plan on coming back pretty soon again shout out to Mason
