The coffee here is great and the spot is large and welcoming to work from. They've got some basics for $3 as well if you're not keen for a large sugary drink to start your day.
Ube Matcha Latte is good and the Ube Leche Flan cupcake is notable. I really like the rich Ube flavor and is complimentary paired well with the flan.
The establishment has been operating for awhile now and they had maintained the place well. The service is excellent and the have my order really quick.

Cafe 86 has been around for a while, and having tried a few of their items over the past month, here's what I'll say.
If you like Ube in general, come to this place to try out the many ways the can do a dessert. Their Halo-Halo both regular and upside-down is good, though I'd recommend to get their large size. As for their teas and other drinks, it's pretty good, just note that toppings can get slightly...
