Thank you for those of you sharing your experience and saving the lives of others that potientially could have moved here. Im very grateful I checked the reviews before moving here. I could understand some poor reviews but over majority of the reviews being negative is really scary.

The property manager has been stalking and harassing me. I can't get ahold of anyone else in the office as she's filtering and blocking complaints that I have attempted to make. She has made false noise complaints trying to get me kicked out for crying and screaming to loud for her and her friends to stop. Has even had the cops here intimidate me and physically brutalize me. I am low income and section 8 won't let me move while I'm on a lease or without a letter from management. She's trying to make me homeless. Also, you're apartment IS falling apart. the giant heavy concrete patio here is a danger. It has a small puddle of water less than 5 months ago, now it's pooling it everywhere. Someone clearly never sealed or resealed it. My faucet is leaking all the hot water out of the back. They charged me for a meter reading that's half my income. Over $500. Pretty sure if the one vent wasn't compensating for the one in the bedroom that only blows cold air, that may not have been so high. She even knew when I would be gone for 2 weeks, and stole from my apartment. Since she is my former fiance's ex, I am very aware of her issues with drugs. Kristen? Stole $3 worth of bottles and cans, my smart scale, and strangely multiple throw up buckets. Please get me out of this stalkers paradise, management set me up in.

I worked here for a month... Ide give 0 stars if possible! This place is infested with cockroaches and mold and James the maintenance guy is lazy and barely does work orders... Stay far away from here unless you want cockroaches!!

PLEASE READ ALL!! Would give 0 starts if possible!!Terrible management. Walls super thin. Fake wood floors are super uneven. They had 3 different leasing agents in 1 year. Leasong office really closes at about 3 ratjer than 5. Agent may stay til 5 if theyre feeling generous. We went through a dishwasher, a hot water boiler (twice bc it was installed incorrectly the first time and we had no hot water for a week), and our washer was broke for the last month and a half. Everything breaks and usually is given a bandage rather than a repair. They have 1 maintenance person, so you won't see anything done for weeks (more likely months). Nit a certified electrician either but hes the only one around so hes the one who works on your electrics. People smoke in the nonsmoking buildings constantly. Stinks of weed and cigarette. The elevator is sketchy and has no inspection record posted inside it. They don't know where the lead is in the building (although they guarantee no lead in your actual apartments. They have no records of the building being tested. They just know no lead paint for sure in the apartments). Brand new carpets were stained immediately. People's dogs pee in the elevator and hallway all the time. Construction is always happening. According to some tenants, some projects from 2015/16 and were still not finished, and some not started (the package room they tell every possible tenant they want to install). After rent, you also have to pay a $70 non-negotiable amenity fee (literally just wifi) and a $3.50 "service fee" which they say is only for setting up the utilities but really is just a processing fee every month for the following utilities. You pay water, sewage, trash/recycling, all of which is split evenly amongst all tenants. So if one tenant is using significantly more water than you EVERY tenant has to pay more. National grid costs about $135-$175 depending on your own usage. Furnace closests (which is in the bedroom and loud) have open holes to the outside and have zero insulation so youre wasting heat (A few times I heard birds trying to get in bc the gaps are almost big enough for them to poke their heads in, stink bugs definitely get in constantly). So after all charges it's probably more economically similar to find something $100 / month more for a similar unit somewhere else. Lease is like 40 pages and super sketchy too (seems like you sign away a lot of your legal rights as a tenant). Snow and ice (usually) plowed in timely fashion but it's the same maintenance guy so if you have scheduled repairs on a day it snows then you won't see him. They don't do a move in inspection. They require YOU to do it for them and if you don't find something wrong immediately it's basically on you. They refuse to let you contract outside maintenance (even after months of waiting) and refuse to reimburse you on it if you do. Bathtub drained slowly all the time, which causes you to be ankle deep in water by the end of your shower (assuming your boiler isn't basically dead and it doesn't run out of hot water in 10 minutes). Kitchens are SUPER small, can't walk past another person. No counter top space either.They definitely prey on desperate people looking to move out quick for (seemingly) cheep cost.Really the only positive is having a washer / dryer (assuming they're both working and you don't have to run it late at nice bc they're attached to the bedroom).

I decided to change my rating because they dissolved my issue. I had some maintenance issues with my washer but after some months they got me a new one.

I've lived at Park Guilderland for several years, any maintenance problems I have are always attended to promptly and professionally. Our current maintenance supervisor and office person are great!

Disgusting. Wouldn't even allow a viewing without a non-refundable deposit. Cabinets are old and damaged. Paper thin walls. Would highly not recommend.

Flooding happens all the time almost daily . roach infested also infestedWith mice and rats . Maintenance team and propertyManager Donald is aware ofThe situation and does nothing . Worst place to live don’t recommend !

Both buildings. There's roaches, wasps, smelly hallways, stairways and elevators. People smoke a lot and I mean a lot and it seeps through the walls so its hard to breathe sometimes. No handicapp accessibility at all. People steal packages. They update the outside but leave the apartments to rot. I'm leaving this place and never looking back.

I am currently looking for an apartment and have read all of the reviews. I will not be seeking a living space at this complex due to the feedback of the ppl who have actually lived here. Property managers everywhere MUST begin to actually manage and do a good job for the people who pay their salaries!! The RENTERS. They MUST show care and take responsibility for their tenants. Rent is paid for a reason.

The building is falling apart. Water leaks everywhere. Management is not friendly at all. No work being done inside the building only working to make the outside look nice to lure people in. Very friendly as you are signing your new lease. Not so much after you are here. Would not recommend this place to anyone I

Love living at Park Guilderland. Management is great. Things are fixed right away. Love my studio apt and washer,dryer in my apt makes my life easier. Cat is very happy watching outside life! I have no complaints. Rent is reasonable.

love it here. Reasonably priced. Has air con, dishwasher,washer & dryer in apt. Has elevator. You call they fix things right away. People working here are nice. They have storage. I am happy here. Post office is in shopping place next to apartments. It is pretty out here, quiet.
