You should just order from the IHOP these are cooked at. This is a generic ghost kitchen ran by NextBite (a SaaS company copying other such "virtual restaurant" trends) to trick you into thinking you're supporting local businesses. If you patronize a virtual restaurant, you give up expectations that FDA regulations are being followed. Just a shady business altogether.
