The worst student apartment in Central New York, a complete lack of management.

Worst place I have ever lived in Syracuse would much rather prefer the dorms

I love how the we got a letter stating that SU buying The Marshall would "not affect the 2021-2022 school year". I love living in a dorm as a senior, its so great. Do not sign a lease here.

Syracuse University bought The Marshall after everyone signed their leases and it has been hell ever since. Do not live here unless you want to feel like a freshman in a dorm again. You have to meet all guest at the front door after midnight. DPS sits at the front desk like they do in dorms and won't let people in. DPS literal patrols the hallways. Before, we used to have private security. They took away our private maintenance and now make us contact the school when we need something fixed which takes days. You have to follow all university policies like masks indoors etc. If you are drunk/anything happens you get in trouble with the school. You can't get packages on the weekends or after 4 which is a change as well. I don't understand how this is legal. Your lease is even in the housing portal on myslice like dorms are. I feel like I'm in a dorm again as a senior.

The location is unbeatable and the staff is incredibly friendly. If you enjoy night life at all, then The Marshall is for you. It is located so close to the most famous bars on campus!

Despite having to continue to call the office to reach someone, it was all worth it at the end. Esvellyn was extremely helpful, courteous and caring about last minute changes necessary for housing. She presented a lot of options and solutions that allowed for a superior end result. The location, security and amenities make this property a premier destination.Thank you.

Ah The Marshall... Where do I begin. First off I think it gets a lot of bad reviews and complaints but in comparison to previous years I believe the staff and management have gotten a lot better. I don’t think it’s worth the price but you seriously can’t beat the location. There’s a lot of pressure for lease renewal which can get frustrating- don’t fall for it. The maintenance personnel is very nice and helpful when approached. I think a lot of the complaints come from pure miscommunication with staff. I’m not saying the Marshall is the best on campus but it’s okay and it’s getting better. I was always treated with kindness and respect by the staff and managers but that alone wasn’t enough to get me to pay for another year. Like I said, paying “luxury” apartment prices for nothing too special. If you happen to move in, make sure to get an apartment facing opposite the school because the noise from the bar is horrible every single night. Also make sure you see the apartment in person because they’re not the same as the diagrams online. Overall, shoutout to Emmanuel and the maintenance staff, they work very hard and it’s not easy managing such a big complex with people constantly complaining and picking apart every little thing, my respects to them.

I move into my unit in August and the Marshall has already done such a great job of keeping in touch with me! The leasing process was easy and the staff at the Marshall are really friendly and informative. Can’t wait to move in!

Beautiful apartment, amazing views, great amenities, and an extremely convenient location. Best place to live on campus! I wish I could live here again.

The Marshall is the best that Syracuse housing has to offer for students! Between its location and amenities, as well as their overly welcoming staff, I could not imagine living anywhere else would give a comparable experience.

My roommate didn’t come back for a semester because of covid. The marshall told me no one random would move into the room. Before I could even have my friend sign the lease they went behind my back and gave me a random roommate. Handled the issue so unprofessionally. Either the management needs training or new management needs to take over. They are here to make money no matter how bad it makes their business look. They have 0 cares about the wants or needs of their tenants.

Do not recommend living here. One of the maintenance guys walked into my room without knocking or anything and made a comment about how I should be glad I wasn’t naked. Got harassed by them, especially Esvellyn. The environment is very money driven even at the cost of their clients wants or needs. Inappropriate.

Do not sign a lease with The Marshall. Have had the worst experience with them....
