The lunch meals were excellent. However , the washrooms are a disaster with no proper lighting and they were all clogged and very unhygienic!

We went to "Rosa Kebab Land" tonight and we were really unhappy with the quality of the food. The rice they brought us was old, dry and like a pot. The grilled chicken was just as bad—dry, bland, and tasted like it was made a long time ago.

I visited Rosea Kebab Land recently, and I was extremely disappointed with the quality of the food. The rice they served us was old, dry, and tasted like it came from the bottom of the pot. The chicken kebab was just as bad—dry, bland, and tasted like it had been sitting around for way too long. For the price they're charging, this level of quality is unacceptable. It's insulting to think customers wouldn't notice such poorly prepared food.

On top of that, the heater in the store wasn't working, and the entire place was uncomfortably cold. The only redeeming part of the experience was the servers, who were friendly and attentive. However, management seriously needs to reconsider their chef and kitchen standards. Serving food like this is not just bad—it's disrespectful to the customers.

Definitely not worth it, and I won't be returning anytime soon.

It used to be a very nice restaurant last year but unfortunately the quality went down a lot. We all had a bad stomach ache after lunch here. Also they don’t serve skewers by themselves. We ordered a platter and wanted to add a skewer. They said that we have to order the whole koobideh meal with rice and everything. Very disappointing that some restaurants start off great but over time their quality goes down. Also for the four of us for lunch (2 adults and 2 kids) with no alcohol, we paid $240. Baklava was hard as a rock

We had a great time at this resturant. The bread was amazing. Elnaz did a great job taking care of us, except she wasn’t aware how amazing the bread was. We requested bread, we also had some kabob, but then we realized we wanted more bread. We also had some appetizers, then we realized there was not enough bread included in the appetizers. So we had to request more bread. We danced our night off, then we came back to our tables and had the left over bread.

A nicely decorated venue with lots of available space. Suitable for large groups of friends and family

Super delicious kebabs with good prices. We ordered kebab torsh and koubide and they were super tasety and tender.

this place has some of the best food that i have ever had in my life! i came here for the first time for a friend’s birthday and it was life changing. it’s on the pricier side but for good reason. you should expect to pay about $50-$60 per person but again, it is so worth it! they have live music, space for dancing, shisha, reasonably priced alcohol, big portions and the best kebabs. i would definitely recommend giving this restaurant a try! their kashke bademjan, chenjeh kebab and maast o moosir are to die for. i can’t wait to come back!!

Terrible Experience – Avoid This Place
I don’t usually write reviews, but this was by far the worst experience I’ve ever had at a Persian restaurant. The staff was rude, unhelpful, and seemed completely uninterested in serving customers. It took forever to get our order taken, and when the food finally arrived, it was cold and tasteless.

The kebab was dry and overcooked, the rice was stale, and the portions were ridiculously small for the price. To top it off, the restaurant wasn’t even clean—there were crumbs on the table and dirty utensils.

If you’re looking for good Persian food and decent service, this is NOT the place to go. I regret wasting my time and money here.

I recently visited KababLand with family and friends, each paying for our own families. While we were enjoying the gathering, I was unpleasantly surprised to find a 15% gratuity automatically added to my bill without any prior notice.

When I called the restaurant to inquire, the manager explained that this policy applies to tables larger than six people and claimed there was a note about it at the entrance. However, I did not see any such notice at the entrance, on their website, or on the menu, nor did the server inform us about this policy. This lack of communication felt deceptive and unprofessional.

As per consumer protection guidelines in Ontario, businesses must disclose all additional charges to customers clearly and in advance. By failing to communicate this mandatory tipping policy properly, the restaurant potentially violated consumer rights, as customers have the right to know all charges before committing to a purchase. A small note at the entrance—if it even exists—is not an adequate or acceptable way to communicate such a policy.

I personally do not support mandatory tipping, especially when it’s poorly communicated, and this experience has left me feeling disappointed. I will not be visiting KababLand again, and I encourage the management to reevaluate their practices to ensure compliance with consumer protection standards and to treat customers with transparency and respect.
