So when you first pull in and notice the over grown vegetation and lack of landscaping, you wonder if they're even open. With that in mind, I pay close attention once inside. Floors, bathrooms and baseboards were all very clean. However, the upholstery on the seats was worn down and ripped up.The food was as expected, good and hot but not that inexpensive. The service was great. So they need to work on esthetics and until then...offer some great prices.Wheelchair accessibility: No problems.

Eaten here several times throughout my life. The portions have gotten smaller and smaller the food never comes the way you order it. The waiting staff acts if they have better to do then to serve you. And now they don't take orders over the phone. The prices have gotten out of hand $20 for an omelet.. must be made of gold or something.

This is a great IHOP. IT is always busy, but they move people very quickly. They have a variety of food on their menu for breakfast, and it is easy to request add-ons like bacon.or toast. My waitress was so attentive and cheerful amidst the busy pace. Not very quiet, but doable. My only astonishment was the price of waffles and crepes, which do not come with extras, were....$13.99! Pretty steep for super low cost items. Anyhow, I was hungry.Kid-friendliness: Very kid/family friendly
