Almost 5 star and by far still the best dim sum location! Tried other locations 20+ minutes away and were pricey, but not good quality. Food definitely still tastes great as it was 15+ years ago. Ambiance, suggestion for a bit deep cleaning on uncommon areas for customer view and employees area, separate/hide cleaning/chemical products AWAY from food/counters, and make sure your employees know if there's seafood in certain foods, not just simply yes/no understanding language barrier. There are customers who could die from food allergies, especially seafood! Also, if serving utensils fall on the floor, PLEASE properly sanitize it in the back! We witnessed an employee just wipe it off and there's NO such thing as 5 second rule in food industry! Another suggestion, windows are tinted and would be nice if they were not so it could bring more curiosity of customers to see and try the place.

My family and I have been coming to Kowloon for almost 20 years now. We absolutely love their dim sum, and anytime I come into town, I have to stop by. I've tried other dim sum spots but never enjoyed as much as I do here.

Been going here since I was a kid. Reputable spot matched with the authentic atmosphere. From family to special gatherings they cater to all. Good luck getting a table on the weekends though they fill up quickly. Great local spot tried and true to the culture. My go to Dimsum spot.

The food is fresh made from the kitchen directly. The service is good, and quick. The picture is the Chicken feet, pork spare ribs and shrimp chives dumplings.

Delicious food very fresh. Made right when you order.
Attended an event here and they didn't bother to turn on the a/c until 15 minutes before guests began arriving. One half of the hall had no a/c all night. (We're talking a solid three hours!) The food ranged from subpar to dangerous - the lobster was old. 🤢 The only positive was that the servers were kind, attentive, and apologetic about the heat - they were sweating alongside all of us.
Don't book with this place, y'all.

This review is based purely on having dimsums on a Sunday, written by someone who was born and raised in Hong Kong . Location - in a strip mall In Arlington , easy to find, lots of parking Ambience - no frills ; spacious Food - the dimsums were of average quality . Nothing too exciting but definitely edible Service - we didn’t come here for five star service, but it was slightly annoying that I had problem communicating with some of the waitstaff . The restaurant appeared to be Vietnamese owned and run, so it is understanding that they don’t speak any Chinese . But when I enquired about the availability of a couple of common dim sum items in Chinese or English , I had a hard time finding waitstaff who Could assist me. In summary , an ok dim sum experience, but I’m certainly not in a rush to come back…
Great abalone soup. Amazing food. Great staff. This is an OG restaurant.

I wanted to share a few experiences I've had at some Asian restaurants. I generally love the food and atmosphere – especially the jasmine tea! However, I've had a couple of frustrating encounters.
A few times, the dim sum has been disappointing – sometimes cold, sometimes not fresh. It’s gotten to the point where we only go for dinner now. The food's usually much better then!
One time, our waitress got our order completely wrong. When we politely pointed out the mistake, she didn't seem to care much and didn't try to fix it. Despite this, we still left a decent tip (we usually tip very generously, often 40-50%, sometimes even more!). It just felt a little disheartening that our effort wasn't met with better service.
It’s a bit of a mixed bag, really. I still enjoy the atmosphere and the good meals, but it's a little inconsistent. Maybe I'll stick to the dinner menu from now on!
I honestly went in with a low opinion before trying anything. However, when I saw the food I ordered, it came out, my opinion sky rocketed! The dumplings I ordered were huge, and I could tell they were handmade!! Everything that my friend and I ordered was EXCELLENT!! Everything was so reasonably priced!! I will TOTALLY be going back, not only was the food amazing, the prices were great!
Upon our visit to the restaurant, we received prompt seating and were greeted courteously. Although the sweet tea I ordered was overly sweet and tasted like sugar syrup, the server quickly addressed the issue and brought water as requested. Despite this setback, my favorite Dim Sum dishes, Har Gow, Shrimp Rice Noodle Rolls, and Red Bean Sesame Balls, were delicious and reminiscent of those from a beloved Dim Sum place in Southern California.
While the service required us to flag down the server at times, the staff was friendly and accommodating. The restaurant's spacious interior with over 20 tables provides ample seating for groups of 4-6 per table and offers the choice of ordering from an extensive menu or selecting from their Dim Sum options. Despite the weekend rush, we were lucky to have arrived at a less busy time, with a sudden influx of a large wedding party making the restaurant even busier.
Though I left satisfied from indulging in my favorite dim sum dishes, I was disappointed by the house-fried rice, which lacked freshness and flavor. Notably, the rubbery texture of the chicken in the dish left my friend feeling disheartened as she had been eagerly anticipating the meal.
If you're also a fan of Har Gow, Shrimp Rice Noodle Rolls, and Red Bean Sesame balls you have to try this spot.
Overall, while the dim sum offerings were a highlight, the inconsistency in dishes and occasional service lapses signify room for improvement at the restaurant.
The chicken chop suey and beef egg noodles were fresh and hot. The beef egg noodles were a bit salty and the beef was chewy. We also ordered some pork steamed dumplings and they were cold. The best thing we ordered was the egg drop soup. I would come again for the egg drop soup, but they can keep everything else.
Beef was very chewy, wonton soup was not good! Seem like the pork was uncooked all the way that was very chewy as well which I left it on the table did not finish it. Noodles were cold , I will never be back at this place to eat!
