Dirty windows, dirty doors. Ordered the breakfast deal and the sausage wasn't even hot. The 2 bacon strips were so tiny. Not enough gravy for the biscuit and gravy that I ordered. Then the waitress starts sweeping the floors stirring up dust right next to our table. So gross.

I had to try this new concept out of curiosity - overall it was a pleasant experience.

This shiny new location is clean, with friendly & welcoming staff.

All the same stuff you're used to from an Applebee's including a large neighborhood bar with lots of specials. All the same IHOP stuff too (except less sticky bc its still so new).

We went late one afternoon - I had a drink & appetizer while my partner enjoyed a big breakfast. The food was fresh, quick, and tasty. I'd go back in a heartbeat.

We had to wait several minutes to get seated. Once seated. We waited over 10 minutes to get waited on. At that point we left without ordering. The service was bad. A family leaving when we did was also stated the service was very bad. It will be a while before I come back. We went to Chili's very close by and got seated and waited on very quickly.

You'd think for being the very first IHOPplebee's, they'd end up being better. Food was mediocre at best, service was less to be desired and overall, it was just okay. Probably won't be back.

Honestly, it is an identity crisis and I don't know what it is. Is it Applebee's, is it IHOP, I'm confused. The Applebee's menu that I ate from was very good and the price was right on point.

This IHOP is combined with an Applebees. While I enjoy each restaurant separately, IHOP does not have the pancake of the month (my favorite) or crepes at all (my second favorite). Very disappointed with this location as an IHOP. The service and atmosphere are great though after the renovation to add the Applebees. Additionally, the restaurant no longer participates in the IHOP rewards program.

The reason for my 1 star review is because on Sunday morning the person at the entrance denied flat out to write my name on the list arguing they were not taking in more customers. So my husband who was parking the car came in and asked me why and I explained, he came right back in and got us written down. Explain this to me IHOP.

Our server Destiny was upbeat and funny. She made our experience all the better. The place was clearly understaffed but Destineys service made up for it. All the food was cooked well and the garlic mashed potatoes were very good.
