This is a beautiful brewery and B&B. Sperryville is a gorgeous location with tons of charm. Hopkins Ordinary is beautifully restored with welcoming, attentive staff, and comfortable and squeaky clean historic rooms.

Great place to stay in Sperryville. We've stayed in both of the cottages on the property at different times. They are very much a home away from home. This last trip we had the breakfast at the main building. It was stellar--very fresh and had a nice variety of scones, bread, omelette, salad. Norman the beagle made an appearance too :) We look forward to our next stay. Thank you, Olivia and Katie.

Such a nice place to stay in a friendly Shenandoah town! The new owners are doing a terrific job on updates, service is warm and friendly, and our room was private and cozy. Breakfast: delicious! Ale-works brewery: a local favorite with well crafted creative brews!
This is an absolute Must-Stay when you need to get out of the city!

We had an amazing stay at Hopkins Ordinary! We felt at home from the moment we arrived, and received the warmest welcome from our hosts. The owners were out of town, but we were in great hands with Katie’s parents stepping in to look after the BnB! Our room was both spotless and cozy, and we enjoyed spending time in the brewery downstairs in the evening. Breakfast was delicious and beautifully presented as well. I can’t wait for our next visit.

A perfect getaway! The B&B is ideally situated in downtown Sperryville, with Washington, VA just a short drive away. There’s so much to do, from amazing hikes to exploring the local area. Katie and Olivia were incredibly welcoming, making the weekend feel like a cozy home away from home. The beer was top-notch, and sipping it outside under the trees was such a peaceful retreat. The highlight of the stay was definitely the amazing breakfast!

Highly recommend for anyone looking to escape and enjoy the beauty of the area. Will be back!!

Great spot! We felt transported back in time with the warm smiles and delicious breakfast during our stay. The room was clean and comfortable, and we enjoyed the small balcony. A nice walking trail nearby and tremendous local meal options (New Iberia was excellent!), including a market across the street. Planning out our next visit in warmer weather for a more extended stay and a visit to the Aleworks.

Idyllic bed and breakfast conveniently located to Shenandoah National Park (~15 minute drive) nearby wineries and restaurants. We stayed for a night and the room was cozy, the owners are incredibly friendly, and the breakfast was great before a day of hiking. The taproom was also really nice and the beer was excellent. Definitely recommend for a weekend away

I was extremely disappointed with the service my fiance and I received during our one-night stay at Hopkins Ordinary. We arrived to check in mid-afternoon; we were meeting our photographer to do our engagement photoshoot in the Sperryville area, I in my wedding dress and he in his suit. Out of courtesy, I asked the innkeeper if she minds if we take a couple of photos at the inn before we leave. She said no, she didn't mind, "so long as we respected the other guests." As she was showing us to our room, she showed us our porch and said we could take a photo on it. It was a wrap-around porch shared with other guests -- a couple sets of chairs and tables. Once we were dressed, our photographer asked us to stand on the sunny corner of the porch so we could get the church in the background. We weren't taking photos there for more than five minutes and no other guests were present outside.

The innkeeper came out onto the porch (I guess she was watching us from afar) and stated, as if we were children, "this is what I meant when I told you that you need to be respectful. You are on the neighbor's side of the porch." She pointed to "our" corner of the porch directly in front of our room and said we could only take photos in that location (where political signage was visible). We didn't want to let this ruin our happy day, so I apologized and said we were just about leaving anyway. She stated "well, looks like you got the shot."

It is worth restating that there were zero other guests outside at the time this took place. We were quiet and not being disrespectful in any way. Unfortunately, we felt as though younger guests (we are in our mid-20s) are simply not given the same respect as the "regulars."

The remainder of our stay, we were hesitant to leave our room because we did not want to be confronted again for inadvertently disrespecting other guests with our mere presence. I will not be paying to be treated like this and spoken to like a child again in the future.

There are many other bed and breakfasts that I will be returning to instead, such as Foster Harris House just down the road.

Even the baseboards of the room are clean. The breakfast was truly well done. The brewery has a great saison, sort of tastes like a hefeweizen. Walking distance to Three Blacksmiths, Before & After, Copper Fox, Veditz, Walker Bakery, and Wholehearted Chocolates. A few steps from the Saturday farmer's market.

Had an excellent Spring Break stay at Hopkins Ordinary where we were greeted by excellent hosts; stayed in a beautiful room with a fireplace and clawfoot bathtub; given delicious breakfast each morning; received spectacular recommendations for picturesque hikes and views in the area; and even more! I couldn't recommend this place enough. Thank you so much, Caryn and Robert!

My husband and I had a memorable time at the Hopkins Ordinary Inn. We were greeted warmly by the innkeepers, Caryn and Robert who took the time to walk us through the property and answer our questions about the surrounding area of Rappahannock County. The room was very comfortable, immaculately clean, with a fireplace. It was a short walk to our delicious memorable dinner at Three Blacksmiths. Caryn and Robert prepared a delightful breakfast with homemade muffins and eggs. It was a perfect experience topped off by the homemade chocolate chip cookies that were waiting for us in our room. Kudos and thanks to Caryn and Robert for making our visit so special.
