Great little shop! The food is fresh and hand made. Good prices. After having their egg&bacon breakfast sandwich, I'm ruined for fast food breakfasts now. Literally quicker than the local Mickey D's and so very much better!

Joes on 12th is a great spot for good sandwiches at a decent price. Home made feel and tasty. Not a bad price either. It’s a local convenience store with quick options for on the go. I had the chicken club. I’d get it again.

For the price you pay, you get a above average quality and size sandwich. The place is often packed with people and the front area is quite small so definitely try to get there before lunch rush.Overall if I'm in the area for lunch time I would recommend!

Staff/owner were nice people and fast with my order. They have a wide variety of menu for all your cravings; sandwiches, asian bowls, burgers,boba milk tea, all-day breakfast, hot noodle soup, and many more. I'd say they have the cheapest selection of food with in this area of downtown.

Hidden gem! If you happen to be in the area, their beef bulgogi is a must try. Genuinely some of the most flavourful rice I’ve ever had. Wonderful couple of people running the store, highly recommend.

I love that a place like this exists. Sometimes I don’t want to go and sit in at a restaurant, and other times I am tired of chain and fast food places. Stopping by here for a sandwich and a cold drink has been one of my favourite things to do lately and this place is great. The food has always been fresh (my favourite is the fresh fruit cups). The variety of snack and drink options are also impressive. I’ve felt very welcomed every time I’ve stopped by, so a big thank you to the staff!

Got a chicken club wrap and it's more lettuce than anything else, they push the meat at the front to make it look like there's a lot but after the first bite it really goes down hill fast.For the price it's kinda expensive as well I paid $9.25 for a pretty small wrap as you can see in the picture, bus ticket for size.

Great place for simple and straightforward breakfast or lunch. It's not fine dining (and isn't trying to be), this is a place you can get a quick bite. I've tried a good amount of the menu, and I think the breakfast sandwiches really shine.It's owned and ran by one extended family, and they are always very friendly.
This place is a treasure. Places like this are going away. Hard to find a good sandwich for less than 10 bucks these days.

A good hidden gem. The service is great the server has good communication and very pleasant to talk with.Food is decent, i just wish the spicy pork is real spicy its more actually on a sweet side. Kimchi fried rice is a light taste of kimchi as well but overall this is a great place and be surely be recommending to some friends.

Great food and prices. A hidden gem for people working nearby. They are also always so welcoming and warm. I would recommend everyone to try Joe's on 12th!
