It's OK. Ever since the ownership change, the pearls are now bland as they used to be sweet. Service has gone down from 5 stars to 3 stars due to the culture of the current owners.
I miss this place being Korean-owned and staffed. Still, it's a decent place for bt.
Free parking underground as the landlords took away the 30 min surface parking but that has nothing to do with Tealips.

We had such a nice afternoon at this café. I got the mixed berry waffle and it was so good – light, fluffy, and topped with fresh berries. I also had a milk tea which was really smooth and not too sweet, just the way I like it. My friend and I shared the chicken sandwich and it was a pretty generous size, perfect for splitting. Just a really great place to hang out and enjoy some good food. Definitely coming back!

A small cafe behind the high gate shopping complex. I ordered strawberry waffle ( comes with ice cream) and lavender tea ( decaf). Sitting outside in the shade was so comfy and relaxed. I just rated 3 stars for the service because they totally forgot about us since we were sitting outside 🤣. We talked and talked and talked but our order didn’t come, so finally my friend went to inside to find out what happened. Anyway, the waffle was very good and tea was good too.
