verry bad service the lady serving today in the front she is so bad and miserable she dont even know how to talk to the customers never go back there again

Grand Seasons Restaurant is a solid choice if you’re craving traditional Cantonese dishes. The menu has a wide variety — from dim sum to seafood and stir-fried favorites. The food is flavorful and well-prepared, reminding me of the kind of hearty meals you’d get at a family gathering or an old-school Hong Kong restaurant.
Service is fast and efficient, especially during peak hours, and the portions are generous. Some dishes really stood out for their authentic taste and wok hei. The place gets busy, which is always a good sign.
We usually go to this restaurant for lunch since we live in Vancouver. It will be easy getting there if you use sky train.
The restaurant is located while across the Burquitlam Station. it takes less than 3 minute walk from the station.
I like the rice rolls, congee, fried noodles, rice noodles, wonton noodles, BBQ meat items and Chinese donut.
If you go to for lunch, you should order the Chinese donut since it is so good. It's a little expensive but it's well worth it. For sure you can get some left over and bring home because it's so big. This is the best HK style Chines donut you can find.
The ling cod combo set for 2 style cooking are good with big portion too. Thank you for the young server good recommendations for us. Both dishes have veggies and tofu so we don't need to order veggies.
I like the soy chicken and it is really good. The 3 dishes are enough for 4 adults with 2 bowls of rice. The red bean sweet soup is good too.
It's time we need to support our small business like a family restaurant.
I like to thank you for the kindness of the lady owner. Since we didn't have a reservation and she tells us it's full for the reservations last night. And she does her best fitting 4 of us having a good dinner.

Bony is an incredible lady, she remembers client names, her Chinese Restaurant is a must to try! I love their Wonton soup so much...

This place is amazing. I ordered door dash. Been on the hunt for a good place for beef ho noodles and most places tiny portions and not all that great. I got theirs today and filled to the brim and I had asked for less oil. They did. And I asked my Chinese donut to be chopped. They did. And I asked for a congee. Everything came correct and hot and not too salty. I am totalling coming here in person next time

Good food and authentic Chinese dishes. Prices are moderate. There is an extra $1.50 charge for using credit card to pay. As usual, any take home containers are extra charges.
Parking during lunch time can be very difficult in a small strip mall full of restaurants.

Im sick with stomach issues and wanted plain, vegan, congee. I phoned to ask if the plain congee is vegan. She said I don't know I'm not the chef. I said please ask chef and she said he's gone (at 8:00 on a Thursday evening). She thought it might be water but maybe not. I asked is she could please find out. She said no, there was no way to know. Won't phone back.

The service is so poor and the waitress(elder lady speaking Cantonese) is very rude. I went in for take out, but before I actually do anything, the elder lady just told me "Don't walk around". I have no idea why I can not walk to the counter to order, maybe somehow they do not expect any Asia customers in. For all Chinese folks, don't go there!!!

Ok let me get the point straight. we came back because the food and price ratio is good for this restaurant. however we came today and was given a very small table for the three of us, we made very clear that we need to order a few dishes and the small table wont have the space. they said there was no other table despite there are two big round tables. later we asked again and made clear that we can even wait for other customers to leave so we can have a round table for use. they say yea they could give us but we can order first for the duck. so we made the order and then they brought up all the dishes. when there was the free round table one servant told us we could move there but the owner denied it and did not allow the servant to move us to the larger table. we ended up eating all dishes in a very discomfort position the entire time. there were so many other table freed up during the eating. I did not understand what they think? what is that so difficult to move the table. we were all pissed off during the entire time and ruin the mood. Will give 1 out 5 on service for the stupidity in this arrangement for no good reasons.

Service has rapidly gone downhill over the years. We used to be regular customers here but found the owner becoming stingy and greedy. Gradually, prices got higher while the food portions got smaller (not enough broth in our takeout photo).
They also must have changed chefs, because the food isn’t the same. Noodles are often soggy, and the flavour is bland. I wonder if it’s because they’re trying to be cheap and not be generous with the sauce/portion in an attempt to save money.
Too bad. 1/5 stars due to bad service and low quality.
