This used to be a dark and scary IHOP. Eggspectation has turned it into a bright and inviting space.

I had the Avacado Toast Benny and my wife had a full breakfast with French toast. Both were fresh, well seasoned, and delicious. (My wife let me have a few bites of her French toast). The eggs were perfectly cooked as we asked and everything tasted amazing. 10 out of 10

Our waitress was incredible. I should have asked for her name to add to this review, but she was magical. She brought everything we needed and was so enthusiastic (it makes a huge difference when people enjoy their job and are happy to do what they do). She obviously loved working at this place and also interacting with the customers. 10 out of 10 (but really 12 out of 10)

I don’t live in Vancouver anymore and am only in town visiting friends and family as part of a vacation. I will really miss this place, a lot. I strongly urge you to try it. I’m confident that you will enjoy the food, atmosphere, and service as much as my wife and I did!

Eggspectation indeed. They should have called the place Eggstravaganza!

The brunch at Eggspectation was a major letdown. While the menu photos looked promising, the actual food was unappealing and fell flat.

The service transitioned from mediocre to unprofessional during billing. An 18% gratuity was hidden on our separate checks without notice, leading us to accidentally double-tip. When we requested a correction, the manager was defensive and rude.

The refund process was equally chaotic; we waited 20 minutes for a cash refund that arrived as a pile of loose change and was initially short-changed. We felt disrespected and dismissed.

We ordered 3 entries- shrimp and crab Benedict, salmon Benedict, and chicken and french toast. And we demolished everything. The side salad was refreshing and the potatoes were done just right. Lots on the menu and everything looks enticing. Friendly service. Will definitely be back!

Nice enough place. Service was good, food came quick enough.

Food was a bit of a let down.
Got the pastrami benny w/ soft poached eggs. Eggs were probably more medium poached w/ a fair bit of cooked yolk. The portion of hollandaise on the benny was small but the taste was good. My potatoes were pretty cold.

Got a latte to drink and it was pretty dog. Really bitter and a really large amount of foam.

Would have given higher rating but service was a bit slow and no toilet paper in mens room. When you have double roll you'd think this would be easy. I notified staff but who knows whether they acted upon it.

Dec 2025 Update:
This establishment appears to be under new management and under this new leadership they have vastly improved their service.

I was seated quickly and efficiently. My server arrived with water immediately and offered coffee right away (this alone is a massive improvement in service), and took my order after a perfect interval for me to read the menu and make a decision.

The food is essentially the same as I experienced in previous visits, good but not great. (3.5 stars for the food)

I must commend the new management, their leadership and the skills of the wait staff were top notch. (5 stars for service).

New location, apparently just opened Mid November 2018.

Had an omelet, which was very good. Price was fair, on par for restaurants of this type.

Service was a bit sporadic, perhaps due to the newness of this location. Had a long wait for a coffee refill... wait staff was delayed in sorting out the bill for a large table so very understandable. They were not at all busy, I suspect service would suffer greatly if they were. I’m sure as time goes they will improve.

Food was hot, and the staff was very friendly. Coffee was fair, not the best, not the worst.

They don’t have an “open” sign so wasn’t too sure they were open. A “now open” banner would help them.

Parking was scarce, I suspect adjacent office workers have gotten used to stealing parking space. They will need to address this soon.

Overall was pleased, will definitely return and recommend to others.
