I used to enjoy eating here, and going shopping in the nearby stores after. Unfortunately, we were slapped with a $100 notice for overstaying the parking time limit for street-level parking (90-minutes) while shopping at multiple stores at this location. Parking is enforced by Impark and they offer zero flexibility, it doesn't matter if it's your first-time infringement or how much money you spend at the businesses here.
If you're just looking for a place to eat, I'd give this place 3.5 stars since the food is decent (but pricy due to inflation).
If you're looking for a place to eat, hang out, or plan on walking to another store later, I'd give this entire mall 1 star and recommend another location.

Just echoing what many have noticed recently: the price has steadily gone up and the quality has steadily gone down. It’s very disappointing. I used to visit weekly for the quality food. They started hiking the price over the last two years and multiple times have cut down on the quality of meat cuts. They even served frozen vegetables now with shredded carrots today. The whole attraction of the place was warm, quality, tasty food. They even started charging for corn instead of bean sprouts. They removed juicy Angus beef with nice seasoning for cheaper sirloin bites and poor seasoning. They changed the grade of meat in the burgers also. I’m finally done. I hope someone else comes up with the concept and does it right. It’s exhausting seeing businesses continue to seek profit by raising prices and simultaneously reducing quality. It was the quality that gained you the loyal customers. It is the quality that has lost you those customers. Sad.

I ordered the Angus steak & burger combo and was extremely disappointed. The Angus steak was so salty it was almost inedible. I used to come to Pepper Lunch often and always enjoyed the food, but the quality and presentation have dropped significantly. Definitely not worth the price anymore. Very disappointing experience.

I always enjoy the burger steaks at Pepper Lunch. It’s not something you’d want to eat everyday because of the grease, but it hits the spot when you get the craving. We also always get the chicken potstickers. The staff has always been great.
Great service , my fiance and I were really disappointed with the food. They gave us like no meat like 5 tinyyyy little slices it was so upsetting. My fiance paid for extra meat and portion still wasn't much better. Pepper lunch was my favorite restaurant in Los Angeles , but here the portions were tinyyyyyyyyyyyy, in los Angeles they load it up. I barely got any meat and it was rice heavy, it just wasn't that good. All the toppings are super expensive like even for an egg or corn.

Pepper lunch just always gets that itch so thats why I love coming here, but recently I stopped going often. Don't get me wrong, it has very good food, just overpriced in my opinion. The portions keep getting smaller and there are many places that have a better value for food especially in this economy. Staff are really nice and attentive.

I’ve ordered at this chain many times. Just not this location. The food was drenched in oil that it even sprayed on my face. Everything was so saturated in oil, that it was hard to eat and my husband and I felt super disgusting after. Wasted $50
We ordered the regular beef extra meet and wagyu beef. There was no flavour and the wagyu is just regular beef.
Picture below is of the $30 “wagyu” beef. Barely any meat. All drenched in excessive oil and no flavour.
