Tin Tin is a great all arounder for food. A little bit of everything! So far, I like their seafood chow mein (chow mein sauce is super flavourful), rod cod with corn sauce, and the egg sauce on noodles.Good value and very tasty!

Arguably the best ice lemon tea in Richmond. Lemon is hand muddle and tea is steeped in silk tea bag. Very delicious, not too bitter and not too sweet with the perfect tartness from the lemon. Got large for $3.75 each.

The signs says they close at 4 pm on Sundays. They refused to seat us at 2:45, saying the kitchen closed at 2, yet the place was packed with locals. I suppose it helps to be local.
The food was great, polite staff and crowded for lunch time on weekdays! Always make reservation to dine at the restaurant! Plenty of parking space. Recommended!
One of my go-to places at Parker Place food court for taste - my favourites are fried rice and rice noodles. Cold lemon tea is probably best in the food court. The only drawback is only one chef, so longer wait expected during busy times.

I always go to this place for my noodle crave. Husband and wife store. The panfried 3 meats vermicille is my favourite. LOTS Of noodles and were good. Nicely fried. Asked for less salt and less oil. Fantastic.
One of the more consistent dim sum and dinner places in Richmond. Sweet and sour pork and roast duck are some of the best in the market. Highly recommended

I believe Vivien Ave confusing two different places. Tin Tin Kitchen is a fast food counter in Parker Place food court. I think she probably want to say Tin Tin Seafood Restaurant (3711 No. 3 Road, opposite of Yohan Centre).Tin Tin Kitchen provides order to make Hong Kong style delicious dishes and drinks with good deal. Very nice partners in the front desk and kitchen. ???
We were a party of 24 in their private room. The food was just excellent, all of it. Well prepared, not oily or greasy and tasted fresh and delicious. My only complaint would be the size of the room, it was tight for two big tables. The service was very good. Everyone in our party, many foodies, left full and satisfied.
Seating was quite comfortable and roomy. The place was bright and everything was new. If you pay before 11am, the bill is 20% off.Overall this restaurant's price and food quality is not as high as the former restaurant at this location. The majority of the dishes I tried today were quite good except for the rice roll which was overdone so the texture was a bit rough.
