Food was terrible, way overpriced, was very greasy. Didn't taste like Vietnamese food. Hardly any beef in the soup I ordered. Would highly not recommend.

I ordered the “cold cut” (i.e. the regular) banh mi. I knew it was a bad sign when I asked if they used real pâté, and the guy behind the counter looked at me blankly. What he eventually brought out looked and tasted like a Subway sandwich. The ‘salad rolls,’ were also strange and inauthentic. They had raw onions inside, bad iceberg lettuce, no mint or other fresh herbs, and flecks of black pepper. They looked like they’d been rolled by a dude taking a cooking class.

The shop was hot and had a strange smell. Almost certain it’s not run by Vietnamese people. All around, just a rather sad place. Best to avoid.

The Vietnamese ham bahn mi sub from 5 Spice is yummy and affordable! Love the authentic flavour with pickled veggies. Great addition to this neighbourhood.

Perfect little gem of a shop. The subs are everything I want in a bahn mi and really well priced, as are the salad rolls. The woman running the store was absolutely lovely and super friendly. Nothing fancy but exactly the kind of vibe you need on a chill day when you want something healthy and filling.

The rolls are so big and fresh. Hard for another restaurant to compete with! New peanut sauce is so delicious. New clean decor. This spot is a gem. You should eat here.

If I could give this place negative starts TRUST I would. The WORST food I ever had ? ? not only did it taste so bad but the food looked like it survived an earthquake. Also the prices are so high and literally for what??? The service was also a bit passive agressive so I'm also giving that a one star. DO NOT COME TO THIS

New, friendly owner recently took over this small shop. We ordered the Lemongrass Chicken Sub. The meat is juice and the sub is crispy. Very fresh ingredients used. Would definitely come back.

Just had their Lemongrass Chicken bahn mi to go and it was delicious! Delicious meat and a good portion of meat too. The place is run by a very sweet couple of people. Give their bahn mis a go.

The food quality does not worth its price. A regular beef pho costs about $18, but the noodles look like poorly made. The portion of the noodles is small filled with too much soup. Also the pho tastes…meh. The whole thing does not feel authentic. If it’s $13 a bowl, I’ll let that slide.

Came in on a quiet late afternoon and had a delicious lemongrass chicken banh mi sub and pork salad roll.The sub was crispy and delicious, but absolutely packed with ingredients constantly spilling out; less would've been more here. The salad roll was well balanced and just as delicious though.The staff also offered a free bubble tea they're experimenting with, and gave me a peach green tea. It's not on the menu yet, but the toppings were fresh and the sweetness was just right (I normally order 1/2 sweetness). Worth trying out if they end up adding it to their menu.Overall tasty food at an alright price for the area. If I'm in the area, I'd come back again!
