Tiny portions and watered down drinks. Chicken was not cut properly so the whole thing just stuck together. Very little scallion+ginger sauce. One piece of lemon in the tea too, you know thats blasphemy when you order lemon tea. Price does not justify it either. You can get double or triple the portion in Richmond. Friendly staff though, but they are cheap af. $15.60.

The portion size is extremely small. The lady at the front keeps on changing me a bag fee when I have my own bag. Drinks are water down. They are stingy. Go to the other bubble waffle cafe in downtown Vancouver. There are 3 other locations (harbour center, royal center, Georgia) that will be better in terms of quality, quantity, and service.

Tiniest portion of noodle soup combo i have eaten from this franchise. For the same price I can get twice as much at Richmond Centre. 😅 Taste is okay but anyone with a bigger appetite will not be full. Lemon tea was kinda bland.

I get that this is in downtown location but it's still kinda sad.

This place is a scam. The portion of the food is a lot less compare to the other bubble waffle places. The drink is always watered down. If you dine in, they will never give you a straw or a lid. It seems the owner is very cheap to their customers. Worst bubble waffle.

I ordered the veggie noodle soup with egg noodles and Szechuan broth and it was delicious! The couple working were so friendly and quick too.

The price is good with an included drink: lemon iced tea, sweet and refreshing.

Vegetarian options: Szechuan broth is vegetarian, laksa is not

This place does it right! This is really delicious BBQ pork, I will definitely be back for lunch. This meal including tax and drink was $14.50. Good value, especially in downtown Vancouver. I got a HK milk tea as well and it was delicious, traditional with evaporated milk.

I still stand by my initial review. I had this for lunch again and it was wonderful. The lady at the front was so friendly. The bubble waffle i ordered was fresh and yummy. The cha siu was tender and delicious. Rice was nice and soft, warm and a bit salty (in a good way hehe).

Only one piece of lemon is included in the lemon tea with the charge of $4.5!! Bad quality of lemon tea I had ever tried in my life. The tea is super watery. Don’t go there again!!!

Been to a lot of BWC across Vancouver and this one is the worst. The amount of food they gave was literally half the amount the other stores would give.

Located in a food court so lots of seating. There are two other Bubble Waffle Cafe nearby. DO NOT get from this location. Cashier's attitude was bad. She did not honour the stamp system the franchise has and ignored me when I asked the second time. I asked for no cilantro and green onion. My order came without cabbage and bean cured - only noodle and meat. The portion was small compared to other Bubble Waffle Cafe. My drink was not seal or even put on a lid.

This place is a scam. First of all, the food is subpar, both in terms of taste and size. The drinks are so watered down I might as well drink water. I had to ask for 1 more slice of lemon (which is razor thin) because only 1 is included. The worst part is that this place overcharges, from questionable "box fees", when I am eating in, to automatically including a small tip without consent. I called out the lady, which I assume is an owner, and she gave me 1 quarter back. I asked her again to explain the fees and she gave me another one. It was still not enough to cover what I was overcharged but I didn't want to waste any more time and energy with this disgrace of an establishment. Save your money and go elsewhere. Anywhere is better than here

Poor quality control…this location is considerably subpar compared to their other locations. The portions are about 30-40% less. The iced lemon tea was more like iced water with a few drops of tea added. Skip this place and patronize the other restaurants in the food court.
