The place is fine, clean and bright.
Drinks are ok, but expensive for this quality. Not particularly good, just average taste. We got a large size (which is like a standard tall cup in most tea places), and it’s $7 (brown sugar milk with boba). HK style lemon tea is good, but pricey…
Food is horrible… the sandwich is fine, but the fries that comes with it is soggy and soft… and portion is small…
We also got the honey garlic pork with rice… there is almost no pork at all. There are many pieces on the plate, but they are mainly deep fried batter and fat chunks. I could not find much pork in the dish, even if I found some, they are dried thin jerky… all I could taste was oil and grease, no taste of meat… it’s the worst honey garlic pork I ever had… rice is also soggy, so I only ate the veggies on the side. I regretted getting this so much… I tried their popcorn chicken before, it was okay. But this pork is disgusting!
Those in the photo are all chucks of flour batter and fat, not including those that had gone in my son’s stomach. He had 1/3, and I tried to finish it… I couldn’t even eat more than 3 pieces, and I had to give up… the big cubes were fat chucks, the small ones were thin jerky or plain flour batter… totally disappointed and no next time even I live in the area…
$42 before tips:
Sandwich with fries
Honey garlic pork with rice + ice lemon tea

A good spot to have some lunch and a refreshing drink when you’re in the area! After remodeling and renovating, E.Tea offers a large, relatively affordable and reasonable menu, featuring Taiwanese/Hong Kong/Chinese-style rice bowls, noodle soup, hotpot, popcorn chicken, sandwiches, light snacks, and an assortment of drinks with tons of topping options! Seriously- the menu is so large, it’d truly be shocking if not one thing catches your eye or appeals to you!
As of my last visit, it seems like they’ve switched to scannable QR codes on the edges of the table to access the menu and order from, which is certainly convenient but does not provide much detail on the food items specifically. My boyfriend encountered some issue with choosing what to order, as while the menu is expansive, you’ll probably have to ask about what each dish includes or entails if you aren’t already familiar. It was only at the end of our visit when I noticed physical copies of the menu on a wall close to the exit- not sure if you can just freely take them, but I’ll definitely ask next time!
Food is well-seasoned and tasty- I especially love the Ham and Egg Sandwich with Fries, which is priced at $13.8! In my opinion, that’s a great price in a pricy city like Vancouver. I’m also fond of the Peach Fruit Tea with Pearls. My boyfriend ordered the Popcorn Chicken with Meat Sauce Rice (?) (sorry, I don’t quite remember the specific name of the dish, but it’s something along those lines!), and the Pro Strawberry Slush- he said the chicken was tasty, and the slush was quite good!
You don’t really interact with service that much especially since the QR code menu has been added, but service is pretty relaxed and seems overall good. There was one time when I came with several friends and a worker ignored my friend multiple times and seemed to not like her, even though my friend was never rude and only had one reasonable request which was asking for another menu for one of us, but perhaps it was just an off day- I haven’t had any similar treatment from service since, so I’ll chalk it up to maybe just a one-time incident 🤷🏻♀️
I’ll continue to visit here whenever I get the chance! Glad to see that they’re still around! :)

It's the first time that we visit this restaurant. The place, the food and the staff are really nice there.
Price is very reasonable. The meal including the milk tea with pearl only $18.88. There are lots of choices for this price. The tea and the food are big portion.
This is more like a Hong Kong style coffee shop for us. It combines Taiwanese, Hong Kong and Asian food. Just go to check it out.
I want to thank you for our lady server. She is so caring that she asks us do we want the milk tea has less sugar and ice. The taste of the two teas come out perfect for us.
They also have some special offer each day.
The place is tidy, bright and clean. We will be back soon!

Ordered bbt for takeout, specifically asked for low sugar (30%) and after taking a sip, it was like drinking high content sugary drink. Tea also has a weird taste that I didn’t have at other bbt places. Not going back for bbt.
I recently visited this restaurant and was absolutely delighted by every aspect of my experience. The food was incredibly delicious, with every dish prepared to perfection and bursting with flavor. The service was outstanding too—every waiter was friendly, attentive, and genuinely caring. To top it all off, the owner exuded warmth and hospitality, making me feel right at home. This place is a true gem, and I can’t wait to return for another amazing meal!
