Nice place to get an affordable meal. Bring cash! They do not accept debit credit.

I kinda wanted to like this place as portion size was decent with fair pricing especially with Tuesday 10% off special. But what killed me was the service, wasn’t really pleasant. They also only accept cash so there is that also. Overall, this is an ok Pho place but nothing really stands out.
Parking: Pretty small standard Vancouver plaza so don’t expect to easily find parking’s during busy hours.

How could there be such poor service in Vancouver? We arrived at the restaurant quite late, but they didn't say they were closed or not accepting customers. Initially, the first server even seated us, but then the second server, while taking our order, started showing a bad attitude, complaining, and rushing us, saying "hurry up!" Oh my god, if we weren't so tired, we would have left right away. The server kept a stern face the whole time. The food wasn't anything special either, and the spring rolls were overcooked and burnt. We will never come back again.

TL:DR the food is okay. It's rather greasy though compared to what I've tried in other pho places.
Their prices are the only good thing here.
Service is as bad as they come. If there was an opposite of a man full of smiles, it would be here. A lady full of frowns. And rude.
Okay, and lastly is the dining atmosphere. Upon entry we were greeted with not the waitress, but the smell of heavily bleached floors. They had just finished cleaning and left the tub of water out on the floor.
Would not recommend.

The food was great, the price was affordable, and the washroom was clean. Good sauce as well.

Good Vietnamese food, not the best in the city but tasty at a fair price. I like their vermicelli and rice dishes too. Good flavour.

The food is bad. Service is average. We all weren't happy with the food so my sister only tipped $5. The waitress stopped her from leaving and asked to tip her $15 which is 10%. She gave her extra $10 but we won't come back.

First thing we see as we walked in was a mouse running across the dining area. We let the server know what we saw but she just brushed it off and acted like she didn't hear us. Her only response was how many people we have and that its cash only. We decided not to dine there cos of the mice.As we were pulling out of the parking lot,we noticed that the servers were giving us dirty looks.Definitely would not recommend this place based on the way they interacted with us as customers.
This is for the Victoria/49th ave branch. The food quality has changed drastically in the past couple years. Also the servers are not very welcoming and very rude at times. The spring rolls sometimes are half cooked and gross. The meat in the rice dishes are no longer being grilled (I’m pretty sure the meat is microwaved instead). The soup is hit and miss. They gave me 2 leaves of basil one time. I asked for more. They said there’s no more. Few minutes after, the server said she found some in the kitchen so she gave me more basil. My kids see mice in the dining area.
