Came here because near to Juanxiang. Drink is extremely sweet even with 25% sugar level. A waste of money and time. The hygiene condition is also 1 star, bad smell inside. I should have read more reviews before coming.

Ordered a coconut milk drink with sago and purple yam, but the drink came with regular milk and no sago (it was essentially a cup of sweet whole milk). The boba in my friend's brown sugar milk tea was solid in the middle and tasted old.

this is possibly the worst boba place to exist. i typically would never leave a review but i don't want anyone else wasting their money, and if i could give this place zero stars, i would. the boba is rock hard and not edible. the menu is not up to date. i ordered the coconut milk drink with purple yam, sago, and peach gum, and they used whole milk and didn't include any sago. when i asked them about the sago, they said they didn't have any and the menu was not correct. the only way to communicate with the worker is through mandarin, so it was very difficult to order in the first place. in conclusion, don't come here!!

In just two months, they now offer hot food and locally made frozen items (dumplings, chive pancakes, etc). Along with the boba, it's a one stop shop for a quick snack, dinner, and freezer items for steamed after school snacks for the kids. And it's supporting multiple local businesses. Win- win and worth the price.

Was planning on writing this review a while back when this location first opened. The owners were super friendly and gave so many samples. Everything was surprisingly good. I would recommend to check it out!

Though it was the same "happy tea" from China, it's somewhat similar but not the same. Honestly, the fruity tea tasted a bit too sweet.

They added lots of frozen food from their central kitchen in Milpitas. Famous Taiwanese Beef Noodle Soups and many dumplings “立祥公寓”Brand for take out or they cook there for you to dine in. Must try!❤️???

Small tea place building, but don't be fooled by its size. They have quite a variety of food and unique drinks available, and open everyday except for Monday. I recommend giving this place a visit!
