Delicious and quaint spot for drinks! Overall (4.5/5) experience! Matcha Tornado (3.5/5): We got regular sweet and I think it's the perfect sweet but not too sweet. The initial flavor of the matcha is good, and the blended drink is a nice consistency. The only thing is that the matcha does leave a bit of a grainy taste on your tongue with each sip. Lychee Jasmine Tea (4/5): It came with real lychee and green tea jelly, both of which are delicious with the drink. The flavor itself is very mild, the lychee flavor is not super strong but the drink is pretty good! Not too sweet either Will come back if I'm in the area.

I ordered the Panda Milk Tea and my boyfriend got the Jiin Milk Tea. I love that they do crème brûlée style drinks but I was too full so I will definitely get it next time. I think their milk tea is pretty solid. I would prefer a creamier milk tea but that's just my preference. The Jiin Milk Tea is made with oolong milk tea. My bf said it was good. Service was quick and they were nice enough to switch out a topping for me in the Panda milk tea. I would say it's worth coming here. I would recommend ordering from their top drinks list.

Brûlée cake was really good. The brûlée cream was not at all too sweet, it just perfect amount of sugar and butter. The flavour has a hint of salt like salty caramel to enhance the sweetness of sugar. It has the perfect amount of butter because after eating the cake, your lips should feel a faint layer grease like chapstick. It should NOT feel like you just apply the entire chapstick on both lips. This place got the brûlée cream perfect. The cake was more a light sponge cake. Suggestion for the shop to add instant coffee into the brûlée. Yummy Paired it with Vietnamese coffee - which was too light for my taste and it tasted like as if there was liquid creamer added with the condensed milk to the coffee. It was off for me.

Came back again to try their signature Jiin Milk Tea, which is oolong milk tea with creme brûlée foam. The combination is perfect! I love sipping from the lid and tasting the burnt sugar from the creme brûlée foam.

Ordered the Jiin milk tea that comes with the cream top (#1 on the menu).First thing that comes through is a good tea taste. This Jiin is great for those looking for more tea taste than flavored milk others serve. Cream not as heavy as Alley, good taste.They give you an ample amount of milk tea unlike some other boba places that basically sell you flavored ice cubes with a tiny amount of drink. So worth the ~$6 charged.Good ice cubes, too. Not tiny ones that water down the tea by the end. Flavour stays good until the end. Sipped and chatted for a few dozen minutes, tea was good all the time and didn't turn yucky.For me, solid top 4 choice that includes Ding Tea (more sugary), Gong Cha (strawberry!), Yifang (fruits) based on just the Jiin Milk Tea.Clean, bright store. Good for the quick Insta and stop after shopping Stater Bros.

Tried it with the whole family. All 20 of us were accommodated well by the owner and it was kid friendly. Boba was delicious with lots of variety. A must to check out.
The tea was very flavorful and the service was quick. They have a cute Insta wall as well for pictures. Plenty of parking since it's in a shared lot with other stores. They were very friendly and had great recommendations. I will definitely return.

New-er tea shop next to Stater Brothers in FV . really cute decor and very nice employees! Tried their milk tea with boba and was pleasantly surprised- the tea is delicious just the RIGHT BLEND of milk and tea taste , not watered down . The foam on top of my milk tea was a nice touch and the Boba was PERFECTLY soft and chewy. I'll return again and try some other drinks!

Jiin Tea has moved up the list as one of my favorite boba spots in FV! I've tried a few of their drinks now and they've all been super tasty and consistently well made. My favorites are the Jiin Milk Tea and the Lychee Jasmine Green tea. Service is quick and the shop is really cute inside as well. I will definitely keep coming back!
