I ordered popcorn chicken and fried tofu. The skin was crispy, but the seasoning for the meat and tofu was very bland, lacking flavor. The seating inside the restaurant is ample and spacious, suitable for dining in. The service was good, although I noticed the floor was quite dirty with dark oil stains; improvement in cleanliness is recommended.

Ordered a Royal Milk Tea with 30% sugar and 30% ice. What I got was something I could've made better at home.The tea was watered down, with nothing royal about it. I watched them mix pre-mixed tea and milk from a jug and add it over ice for $5.25. Maybe I got the wrong thing, but it's a hard pass from me.

The item that I ordered was the basil popcorn chicken and the rose milk tea. The chicken was very bland and tasteless, and the amount served was very low. The price was very high too, for 9 dollars it was nit worth it. And the boba was very sweet, even too sweat which ruined the milk tea. Overall not worth it

Their milk tea drinks are a bit pricey especially for the amount your getting. However, their snacks tasted really good such as the calamari and popcorn chicken.

Totally disappointing. This location used to be one of my favorites because of their flavorful milk teas and snacks. I called this location recently and asked if they take orders over the phone and responded "yes" so I placed 2 milk tea orderss with regular sweetness and less ice for pick up. When I arrived, the drinks were not ready. I shouldn't have ordered for pick up if they were just going to make the drinks after I arrived. Placing orders ahead of time is to get the drinks ready prior to arriving and to avoid waiting. On top of this, the milk teas tasted really light like I ordered 50% less sugar. The price went up, paid $15.54 for 2 milk teas which doesn't even worth the price at all.

Be aware of your order in this store! The picture of the drink doesn't match what you actually get! I ordered a passion fruit tea with toppings as shown in their picture but ended up getting a very small cup with NO toppings! Not to mention the small fruit tea i got with NO fruit or toppings cost me around $7! A total rip-off!

They serve HALAL popcorn chicken!!!!!!!! This t4 location has always been my favorite because they put so much care into their food and drink, unlike any other t4 location I have been to. And today I found out they serve halal basil popcorn chicken!! It is to die for. I'm going to tell everyone about this location!
T4 is consistent across its locations so there's nothing that stands out at this spot except that they were busier than usual and my clover order took longer than the ETA mentioned on the app.I always go for their rose milk tea with pudding, 30% sweet, and 30% ice and they never disappoint. Their basil popcorn chicken is also quite good and not hypertension-inducing salty. Give this place a try. You'll like it.

Found an ant in my rose tea, and a long strand of black hair in my order a few weeks ago. Why did I continue to order from this store? Because I really like their rose tea! I gave them a second chance. Never again!

Great boba spot! The very first time I tried a lavender item and it was terrible. I ordered the mango royal tea 30% ice and 80% sweet with coconut lychee jelly. It tasted amazing and was made perfectly. Can't wait to try more of their fruit based drinks.

Yelp shows a 10% off discount but the store actually doesn't accept the discount so false advertisement much? We ordered a large and got regular size. The milk tea was also watery. I usually like T4 but this one was not great.
