Great location. Tried this place out for the first time to grab a Thai tea which was amazing. Love the view, easy and convenient to pull up grab your drink and bite. If you want to sit in your car it’s a beautiful relax full place to enjoy in your car or there’s outdoor sitting areas to meet someone up for a chill day. The only challenge I had is when I got a little complicated with my order I could tell the employees were over it. I understand it can be annoying to have a customer have their specific way of ordering like more ice than drink & easy sweetener but it’s an art when the employer can be supportive and happy to adjust the drink instead of annoyed. I also had a lot of questions like “where’s your restroom” which you can just tell they aren’t about people asking too many questions. Look when it’s your first time it’s natural to have questions. First impressions are everything for me so no I won’t go out of my way to revisit this place and wont think of this place first for a Thai tea even if they have it and it taste great because I don’t want to go through having to feel bad about having a specific request for my order. It wasn’t a great feeling.

I am from the pacific northwest where there is a coffee stand on every corner, So, you can always find a good cup of coffee. I have traveled to Irvine for many years and have never really found a good mocha until know. This little gem is the best coffee I have been able to find in the Irvine CA area and it really is on par with the quality of coffee you can get up here in the pacific northwest. The coffee and a good rich flavor without being bitter and the steamed milk was done to perfection. This little hidden gem is going into my list of places to stop whenever I go back to Irvine CA.

Small cute coffee shop with a lot of parking and seating around. I ordered the avocado toast and an original Vietnamese iced coffee. The avocado was green and fresh. Good amount of avocado throughout the bread. The coffee was good and strong. Only thing it was just FULL OF ICE lol. I Paid $17.75 for both items. Will probably request LIGHT ice next time. Only lasted a few sips since it was mostly ICE. Besides that everything was great.

What an incredible little coffee stand. Just a few dudes in a shack pumping out what people need with a smile on their face. This place is awesome, the staff is so friendly and really care about their customers. They serve the college and make it a point to learn names and become a familiar face to stop and say hi to. Plus, it's delicious!

This has become a go to spot for my office. We enjoy all of the different drink options as well as the food. The location is nice to take a walk or sit in the sun.The staff has been very accommodating and helpful whenever I have made mistakes on my order.My favorite drink is the Vietnamese Coffee Matcha, very good mix. I'd also recommend their regular matcha, definitely worth the visit.

The best Vietnamese iced coffee I've ever had!! If it's your first time, I would recommend the Light Vietnamese iced coffee - it's still really strong! It's not too sweet which is perfect for my taste but the caffeine was so strong I couldn't finish it! But I still come back for viet coffee because it's THAT GOOD. ??

This place adds way more ice than other locations. Go to the one in Marketplace. I ordered large iced vtm coffee w less ice, they gave half cup of coffee with a lot of ice. I’m their regular customer. it’s not the right amount. I asked if they count how many ice. They said no. When they feel it’s less ice, then it is. I paid extra $1.35. there’s still some room on the top and ICE. $8.1 for such coffee? Nah
Coffee is good, service is bad. Multiple times I've ordered online 30 minutes before arriving. Coffee still isn't done 10 minutes after the scheduled time they provide. Go down the street for Coffee Dose instead honestly.

Great little "pop up" shop style place. Really good Vietnamese inspired specialty drinks. You have to try the VTM Tiger iced drink. I think it's the best beverage they offer. Don't be put off by the brown sugar jelly... I promise you will like it. It is a very sweet coffee drink. Recommend ordering ahead online if you're in a hurry. The prices have climbed after COVID, but I think that's the same everywhere right now. The specialty drinks are worth the price though. The campus it is located on is really nice too. Good place to hang out if you have time.
