We visited this restaurant on a Saturday for lunch expecting a great meal based on the high reviews and online buzz. To our surprise, the restaurant was completely empty inside—never a good sign during peak lunch hours. Despite that, no one was at the door to greet us, and we had to wait before being acknowledged.
We chose to sit outside, where only one other table was occupied. The ambiance was plain and uninspiring. We ordered a variety of kebabs, hoping for an authentic Persian experience, but unfortunately, every single dish arrived cold. The kebabs themselves were underwhelming in flavor with unseasoned taste and did not resemble traditional Persian-style cooking at all.
To top it off, everything was significantly overpriced for what was served. When we voiced our concerns to the waitress, her response was just a smile—no apology, no effort to address the issue.
After driving 30 minutes to get there, we left feeling extremely disappointed. Sadly, this was a one-and-done visit. We won’t be returning and wouldn’t recommend it to others.
This was one of the worst dining experiences I’ve had in a long time. The koobideh and rice were cold, clumpy, and clearly not freshly made. To make matters worse, they charged $29 for this plate — completely unreasonable for the poor quality.
To be honest, the food quality was on par with cheap roadside diners you'd find along old bus routes — absolutely not what you expect at these prices in a proper restaurant setting.
Terribly overpriced, poorly executed, and disappointing overall. I will not be returning, and I don't recommend it to others unless major improvements are made.
Update:
Unfortunately, things got even worse after our visit. Within three hours of eating there, both my spouse and I experienced upset stomach and nausea. This isn’t just about poor quality or overpriced food anymore!
Great atmosphere to having a good time with friends. They have very delicious persian food. Highly recommended.
Great ambiance and very clean . The buffet was okay. The quality of meat wasn't that great, and the price was high for that kind of buffet.

I’m not sure why the stews are vegetarian? There is no such thing in Persian food!! Stews should have meat!!!

The ambience was warm and inviting, with a mix of Mediterranean and Persian vibes, and the food was tasty and fresh—especially the Chicken Shish Kebab dish, which I really enjoyed. However, the service was a major drawback. We had to wait a long time to place our order, and the food was also brought out late. It seemed like the staff, though working hard, lacked proper training to manage the crowd efficiently. The tables were set so close together that it felt crowded and made it difficult for the staff to move around efficiently. The night was quite noisy, which might appeal to those who enjoy a lively atmosphere, but lunch might offer a more cozy experience. The patio and environment, with its thoughtful design and warm feeling, seem like a better option for a quieter visit. If you want to enjoy a night with dancing to Persian songs, you will have fun.

This is my first time to their new location. I loved going their Irvine location years ago.
This location is much better. Located in a large shopping center with lots of free self parking.
The restaurant looks amazing inside and out. They have a nice heated patio seating.
Upon entering we were weatherly greeted and seated (we made reservations since we were celebrating a birthday). I think the live entertainment starts around 7ish. When we arrived the talented singer and band was already playing.
We brought our own birthday cake and they stored it in their fridge until we're done with dinner.
The waiter took our order. He seemed a bit off. We were starving so we ordered all the appetizers and main dishes simultaneously. It took a while for the food. Surprisingly our main ditches came out first and for some reason they did not have our appetizers ready. When we informed him that we ordered appetizers they apologized and we had to wait a bit longer for them to bring them out.
It took a few minutes longer but the appetizers were delicious. I really like The creamy artichoke spinach dip.
The Kashk o bademjan was good but I've had better.
We then had to wait a bit longer as they prepared our main dishes all over.
The chicken kabob was okay. I have had juicier kabob with more flavor at other less fancy Middle Eastern restaurants. The beef koobideh kebab was very flavorful and tender. The spaghetti and meat sauce was okay. The angel hair pasta with chicken kabob was also okay.
The atmosphere is very festive. The singer and the band are very entertaining. The belly dancer is talented. She began dancing on the stage then went around the restaurant to each table.
Overall I like this restaurant and would recommend it.

The service was very bad. We asked for water, onion, and sumac. After 4 requests, we ran out of food, when they brought sumac and onion, and unfortunately, when I tried the sumac, it smelled very bad. I am very sorry that Caspian has such a service. I had a bad experience and will not come to this place again. .
