A tiny IHOP with a nice and shady atmosphere. Literally shady, with lots of trees and buildings in the area. Food was good, service was okay. All good here.

It seems the lady with curly hair in the morning is more concerned about her conversations than with customers needing service 👎
Following a 15-minute wait, our initial order of lemonades was fulfilled with two cups of water. Subsequently, the order was taken, and two burgers were requested. After another 15-minute delay, we were informed that neither lemonade nor hamburger patties were available, resulting in a total wait time of 30-45 minutes. So we were forced to leave due to the lack of ingredients.

Juan was my waiter and he did and excellent job making sure I received all I asked for, and everything I could want. He makes me want to return even at 3am. And Oscar the manager I’ve talked to may time makes me feel welcomed and my money is appreciated. I WILL return. Thank you IHOP staff.
