A tiny IHOP with a nice and shady atmosphere. Literally shady, with lots of trees and buildings in the area. Food was good, service was okay. All good here.

Following a 15-minute wait, our initial order of lemonades was fulfilled with two cups of water. Subsequently, the order was taken, and two burgers were requested. After another 15-minute delay, we were informed that neither lemonade nor hamburger patties were available, resulting in a total wait time of 30-45 minutes. So we were forced to leave due to the lack of ingredients.
It’s pretty chill,I like this particular I hope because we got serviced quickly and food was very good.

There is very dirty tables and service is very slow
Went in for my $7.00 dollar breakfast. It is good. Coffee not on special but good none the less.
This IHOP is outstanding. My sandwich was dynamite and the staff, the young lady that waited on me, was super-kind and just a sweet-heart all around.
