The chai tea tasted like it was burnt somehow, but the jasmine tea was divine, and the fluffy pancakes were great.

It’s a small store without chairs. I don’t recommend going on a rainy day as you’ll need to enjoy your fluffy pancakes outside somehow

Needed our fix of boba, have this place a try. It was pretty good and reasonably priced. I got an expresso coffee drink w/ boba. My sister got Thai tea with boba. Definitely recommend.

My favorite boba tea place that I have been coming to for years. Worth the drive into DTLA! Tried the air pancakes for the first time and I will have to get them every time I go now. Service was friendly and fast.



Parking: Parking garage can fill up but there are several other paid lots near by at the little Tokyo mall
