The best IHOP is 3447 South Florida Ave in Lakeland FL. Wonderful servers. Let me see: there's Brie, Sam, Tabby, Abby, Christa, Katelyn, Michelle, Evonne and Alicia. All very knowledgeable and caring. Good cooks are here too. But then we don't go there but 3 or 4 times each week!!

We love IHOP but we just left the Kingsport location at 10:15p.m. along with 6 other waiting customers as the waitress and cook and all employees had walked out of the 24/7 location. They weren't even there when we arrived. Doors unlocked, everything on. We were told by other customers at their table that the waitress would be right back, she had to run an errand. The restaurant literally has no one responsible for it right now. We were looking forward to eating there but...

I go to the ihop in sanford florida and bree is a young and strong excellent waitress, she never complains even if we do and she has always earned her big tips from us since we are difficult customers- the food is delicious and affordable- try the sirloin tips with extra mushrooms and onions and God and Jesus love you!
