Parking: Wish we would have known where the parking was. It was free but we ended up paying $7 or $8 as we pulled into the lot where our iPhone directions took us to. Then we called them and were told to drive thru the private parking residences that said no public parking. The restaurant and free lot was a block in. Blamed the restaurant for not making g that clear on the site, but did not give us a credit to cover cost of our parking.
Absolutely stunning experience. Disappointed to find that Sabitinos Italian is no longer here, but Molo has really stepped up to the plate. We were served by Nima and he was awesome. Had a full section and we felt like we were his only table. Some of the best food we’ve had on vacation. Best dinner to end on. Thank you Molo.

Outstanding food and service. As good as it gets.
Way, way better than expected. This place is great anywhere and out of this world for Orange County.
When we walked through the entrance to the outside seating the owner greeted us in an Italian accent and helped us out with wine as soon as we sat down.
