I saw the review from Lan Hoàng, and I have to speak up—because I was there that day, having lunch with my mom. And frankly, her version of the story is completely misleading.

She made a scene over the rice paper—complaining that 8 pieces for $2 was “too expensive” and demanding 12 pieces for $3. The prices were clearly printed on the menu. Then she loudly announced she could buy rice paper cheaper at the supermarket and bring it in herself. Seriously? That’s not how restaurants work.

Her voice was so loud that everyone nearby could hear her ranting, ruining the dining experience for others. The manager, to his credit, remained calm, professional, and stood his ground. He told her—rightfully so—that the price is $2 for 8 pieces, no exceptions.

Then she goes online and has the nerve to say the manager “lacks manners”? That’s laughable. If anyone was disrespectful, it was her. She should take a long, hard look in the mirror before she dares to judge someone else.

If I were the manager, I wouldn’t serve her again. Period. People like that come in with entitlement, create drama over one dollar, and then try to trash hardworking staff online when they don’t get their way. It’s not okay.

I will say this—the Bánh xèo was absolutely delicious. And that’s the only thing she got right.

Bánh xèo here is very good. Their fish sauce to dip in is the best in town. Vegetables to eat with bánh xèo are always very fresh & good. However, the price of the side order, rice papers to eat with bánh xèo in case you like to use them to put bánh xèo in to make it a wrap, is overpriced! $2 for 8 pieces.
Today, I just asked the manager (?) to add 4 pieces of rice paper to the regular order and I would pay him $ 3 instead since we could not finish 2 orders of this side dish but he refused in a not-very- nice manner!

I randomly discovered the place for Ban Xeo. Quite an interesting dish. It is very crispy. You wrap each bite with the lettuce.
I am new to it, so my table was a bit of a mess.

The owner, a guy, spoke english. That’s good.

There was a sign that says they’ll take credit card, but charge a $1 fee. I think that’s a bit steep.

There’s ample parking at the back.

Definitely one of the best places to get banh xeo in this area
-fast service, nice waiters who know English and Viet
-lots of herbs and salad, which is a must for this dish
-super crunchy! You can hear it in every bite. This is a result of using more oil, which can be felt in some bites, but overall very good
-fair prices, though it may feel a bit steep at $17 per plate
-the restaurant itself has a nice homey feeling

Would definitely go again!

Banh xeo is probably the only thing I would recommend and it is still quite a bit pricey, the noodles are tasty but at almost $18 per bowl I don’t think I could justify for such a simple made dish especially in such a run down environment (it does feel like an authentic Vietnamese restaurant from Vietnam in that regard but at 20x the cost) maybe if you could price the noodles at half the price it would seem more fitting for such an ambience — the portions aren’t super big either and you have to pay extra for everything like rice paper and extra veggies — honestly at such prices I can go to Mendocino Farms or just Golden Delight

Best Banh Xeo ever! Limited menu food items, just 4 but they are dam good. Huge Vietnamese crispy crepe with pork, shrimp, onions, bean sprouts & mushrooms. Small restaurant with a few tables inside. Limited hours: 10 to 3 pm Mon-Sat. Small parking lot in the back & street parking. The stewed duck noodle soup was on point. It’s been years since I’ve had one. The Vietnamese iced milk coffee hit the spot - strong & sweet. If you want Banh Xeo, this is the joint.

The fish banh xeo was excellent, i think this is probably the best banh xeo (been to about 10 places so far between SGV, Rowland Heights and Westmin) in LA for a few reasons - crispy, aromatic shell, balanced ratio of everything each bite. The bite itself - clean, not oily and the nuoc cham works perfectly with this dish. Highly recommended. Price was as expected and the portion was perfect for an extra bit of take home. Mind you, the entrance appears sketch as heck, but we're talking about Garvey blvd, this is the norm. But inside, you'll get a very gracious host and familial vibes.

Love this place! Best Banh Xeo around with a uniquely crunchy outer shell and the most beautiful assortment of perfectly fresh and delicious greens. Costs more, but it's definitely worth it. The atmosphere is exactly as it should be... you know you're paying for tasty, authentic food, not fancy decor. Will definitely be back!

I was in New noodle city and fresh from HCMC when I realized I never had a bahn Xeo when I was in Viet Nam . Then I found out it's pretty hard to find on Valley Boulevard. So I did some research and found this place. I begged The Worm to take me and we chatted our way over there. The look of the place from the outside was not promising -- I thought it was closed -- but inside in was super cool, an old shotgun donut diner. Half the tables were filled and the owner, James, seated us and gave us the simple menu. I was going to get the vegan one because gout but he sensibly intervened and suggested we get the fish. We did. It arrived huge and with a big plastic bag of greens -- he told us to wrap it and drip it in fish sauce, and further suggested that if I liked spicy I could put siracha or Chile sauce IN THE FISH SAUCE. I cannot believe I got this far without knowing about, much less thinking of, this genius step. It tastes so, so good, god knows how James got all that flavor in there. So very satisfying in ways I was not expecting. The Worm was well impressed that Thai Tea was only $2.50, and it was very good. The iced sue da was full of flavor too. New addition to my top five. Thanks James!

Vegetarian options: Vegan B X! But don't order unless you have to, the fish is good
