This place is never open. I have tried coming here four times. Whether it was a weekday or weekend, it was only open the first time I came. When I tried at 12:30, 2:20 or 3:30 it has been closed. I looked for business hours on their door since Google doesn't seem to have accurate times, but I didn't see anything. Don't bother coming here.

FYI Listed as open at 12 pm, came in at 12:30 for work lunch, and was still told it was not open. So I wouldn’t risk it if you only have 30 minutes like I did.

I am always on a hunt for new boba shops in SGV and I found this shop tucked inside a plaza all the way in the back. I came here more for the popcorn chicken. My friend was craving it so I was going to drop one for him and eat one for myself. I already picked up my drinks from a different boba shop so I didnt get a drink myself but it seems like Summer Passion is loved by many. It has strawbrry and mango bits and you can choose the green or black tea based on your preference. I got one for a friend and he liked it a lot. The popcorn chicken though. Wow, lets talk about the price. Only $5 for the generous amount they give you. I havent seen any tea shops lately that sells it for this low. So I cant really complain. You can choose the spicy level and I went with spicy. Spicy the better right? Chicken was crispy but it might have been a little salty for me. I am sure that can easily be fixed if you let them know when ordering. The guy helping me out at the counter was helpful and kind. You can tap here for quick payment. Plenty of tables inside and its nice & cool.

Really enjoyed my mung bean drink, which they made less sweet per my preference (7 Leaves mung bean drink is always too aggressively sweet!). I liked how they used coconut milk. Didn't get a chance to try but the pricing for popcorn chicken ($5) looks like a really good deal! Next time when I'm feeling snacky...

Not sure how the drink was. They closed early for Mother's Day on Saturday before 6. Sorry excuse since owners or manager was lazy. Employee was still making someone else's drink....

Ordered a Mango Lover fruit tea which had lots of tiny mango cubes and a scoop or two of ice cream. Regular sugar, not too sweet. It was a decent amount of ice cream but I'd recommend anyone to skip the ice because the ice cream can help with keeping the drink chill. IF you do want to keep the ice, I would ask if they can put the ice cream first and then the ice. It seemed challenging to stab the straw through past the ice cream to get to the more liquid part of the ensemble. I spilled a bit of my drink trying to get the straw through so don't try getting that straw in while you're in a car. The location is a bit far back in a small plaza but there seems to be an ok parking situation.

Formerly Le Arbre (RIP ), this tea house has my favorite snacks and I love that it's a place people still go to hang out and do work. I miss the food ol days when boba shops actually had seating and groups of people hung out there to catch up over boba drinks AND food. I hate that most new boba places no longer sell popcorn chicken lol. The popcorn chicken here is literally only $5 and it's SO FREAKING GOOD. The pieces are big and juicy and they give you A LOT for the price you pay. Forget other places ther charge upwards of $8 for like five pieces of popcorn chicken. Their french fries are also very delicious here and when you ask for spicy they really do spice it up! I have not given the drinks a try bc some of my friends said it's not as good but the snacks are definitely recommended. I was happy to be a witness to that myself! Service is good - they're pretty quick with making the food and really nice! There are always young college students or maybe even high school students that hang out here, taking a whole table to themselves, doing work or playing games lol. I think the ricers still come here based on the cars I see parked in the lot overall, it's a clean, spacious shop located in a plaza with lots of parking (on a good day). The aesthetic could be improved to feel a little more warm and comfy but other than that, the quality of food and price are worth it!

We went there last night and ordered 4 cups of the sunset passion with jadmine green tea, honey and pink boba as the recommendation by its owner/manager. The service was so nice. They made the drinks so refreshing, flavorful and the pink boba was so fresh and chewy. Not to mention that they shaked the tea before serving it to the cups. I will definitely come again to order the same things next time.

Very simple and small menu but I really enjoyed my jasmine green milk tea! Generous size as well, I saved half of mine for the next day and it tastes just as good!

Very good service! The popcorn chicken was crispy and juicy, the drinks were good with the help of worker's recommendations: ordered the Hokkaido milk tea, strawberry lover and mango lover.

Came here to study on a Tuesday night. Drinks were pretty mediocre, nothing too special. I got the sunset passion tea and my friend just got a green tea, both seemed just ok. We also got a popcorn chicken, which also just tasted pretty mediocre. Overall, we weren't too impressed with the drinks or food. However, the thing that we didn't appreciate was that although they said that they closed at 8pm, one of the staff members came over and started kicking us out at 7:35pm. They started bringing everything in around 7:30pm and it just seemed like they wanted everyone out right away. It seemed really rude and unwelcoming. We definitely don't feel like we'd want to come back, given how mediocre and pushy they were about having people out before their closing time.

Pleasantly surprised by how good the drinks and popcorn chicken were! After le Abre closed, I stopped by here one time but didn't get any service so just walked out. Now it's 2021 and it's time to give 4 Seasons another try! I liked how simple the menu is and how the prices of most items are a round number (none of that $4.9559 BS). We got the sunset passion and winter peach tea. Both come with fruit bits (so no additional toppings needed), but I liked the sunset passion drink better because it came with fresh mango and strawberry bits! The winter peach drink came with canned yellow peach bits and lychee bits, which was good too. I wanted to try the mung bean drink but they didn't have it that day, so maybe next time. The popcorn chicken was really tasty and crispy! A little too salty for me, but some people might like it that way. Some pictures on Yelp showed basil leaves with it, but mine didn't have any. Hopefully they still used basil in it! And I recommend medium to spicy for a good kick! The interior changed a bit compared to le abre- no more booths but replaced with lots of tables. When we came it looked almost like an Internet cafe with all the people with computers, might've been an event going on. Not a problem for us, since we were there to work too. IMO, the place is great for studying since there wasn't loud music blasting, they had lots of tables with outlets, and the wifi is decent.
